JOB SUMMARY

The Residential Construction Project Leader is responsible for orchestrating the entire lifecycle of residential construction initiatives. This role encompasses managing budgets, securing necessary permits, and effectively communicating client objectives to subcontractors and construction teams. A deep understanding of residential building practices and prior experience with high-value construction projects is essential. Candidates should possess a minimum of five years of project management experience in the construction sector.

ROLE AND RESPONSIBILITIES

  • Evaluate client expectations, collaborate with design teams, review design documents, identify key subcontractors, create bid packages, develop project timelines, and establish site utilization plans.
  • Monitor job site financials, assess subcontractor capabilities, prepare revenue forecasts, manage cash flow, maintain labor cost reports, and oversee project expenditure approvals.
  • Analyze owner contracts, formulate scopes of work, collaborate with estimating teams on budgets, and schedule project meetings.
  • Ensure compliance with contract stipulations, coordinate with corporate scheduling, and prepare detailed project timelines and updates.
  • Oversee design coordination across multiple projects, manage document control, handle RFI processes, and conduct project meetings.
  • Facilitate pre-construction meetings, coordinate with subcontractors and vendors, and manage permit inspections.
  • Engage regularly with clients, participate in client-led initiatives, and address client requirements.
  • Secure occupancy certificates and governmental approvals, submit 'As-Built' drawings, finalize project closeout activities, and conduct post-project evaluations.

QUALIFICATIONS:

  • Bachelor's degree in construction management, engineering, or a related field.
  • A minimum of five years of experience managing residential or multifamily projects, with a proven track record of overseeing projects valued between $5 million and $50 million.
  • Proficient computer skills, including familiarity with construction project management software; experience with CMiC is preferred.

REQUIRED SKILLS:

  • Exceptional communication and interpersonal skills for effective collaboration with owners' representatives, design teams, and regulatory bodies.
  • Strong leadership capabilities, including coaching and team motivation.
  • Advanced financial management skills related to project oversight.
  • Experience in ground-up commercial construction is essential.
  • Excellent organizational and problem-solving abilities.
  • Ability to work collaboratively with design, architectural, and engineering professionals.
  • Proficient in management, scheduling, and Microsoft Office software platforms.
  • Capability to read and interpret construction plans and related documentation.
