JOB SUMMARY
The Residential Project Manager is responsible for orchestrating the entire construction process of various residential projects from inception to completion. This role involves managing budgets, securing necessary permits, and effectively communicating client objectives to subcontractors and construction teams. A deep understanding of residential construction is essential, along with experience managing multi-million-dollar projects. Candidates should possess a minimum of five years of project management experience in the commercial construction sector.
ROLE AND RESPONSIBILITIES
- Evaluates client expectations, collaborates with design teams, reviews design documents, identifies key subcontractors, and develops comprehensive bid packages and schedules.
- Maintains oversight of job site expenditures, analyzes subcontractor financial capabilities, prepares revenue forecasts, and manages cash flow while developing labor cost reports.
- Reviews owner contracts, formulates scopes of work, collaborates with estimating teams on budgets, and schedules project meetings.
- Ensures compliance with contract stipulations, coordinates with corporate scheduling, and prepares detailed project timelines and updates.
- Manages design coordination across multiple projects, oversees document control, handles the RFI process, and prepares monthly reports.
- Conducts pre-construction meetings with trades, coordinates subcontractors and vendors, and oversees permit inspections.
- Engages regularly with clients, participates in client-related activities, and ensures client satisfaction.
- Secures certificates of occupancy, submits final project documentation, manages the transition of ownership, and oversees warranty services.
QUALIFICATIONS:
- Bachelor's degree in construction management, engineering, or a related field.
- A minimum of five years of experience managing residential or multifamily condominium projects, with a proven history of overseeing projects valued between $5 million and $50 million.
- Proficient computer skills, including familiarity with construction project management software; experience with CMiC is preferred but not mandatory.
REQUIRED SKILLS:
- Exceptional communication and interpersonal skills to interface with clients, architects, engineers, and team members.
- Strong leadership abilities, including coaching and mentoring skills to foster motivated teams.
- Advanced project management financial skills are essential.
- Experience in ground-up commercial construction is required.
- Excellent organizational and communication skills.
- Proficient problem-solving and decision-making capabilities.
- Ability to collaborate effectively with design, architectural, and engineering professionals.
- Strong analytical and creative thinking skills.
- Ability to cultivate and maintain collaborative relationships with clients, vendors, and subcontractors.
- Proficient in management, scheduling, and Microsoft Office software platforms.
- Ability to read and interpret construction plans and related documents.
