Position Overview

As a Facilities Operations Supervisor at 11 Residential, you will collaborate closely with the Property Manager to uphold the exceptional standards of our apartment communities. Your leadership will be pivotal in managing all maintenance-related initiatives and ensuring the smooth operation of our facilities.

Key Responsibilities

  • Oversee and coordinate maintenance tasks for the community.
  • Establish weekly schedules for service requests and apartment readiness.
  • Maintain open communication with the Property Manager regarding apartment showings.
  • Regularly assess the performance of maintenance team members.
  • Assist in executing repairs, replacements, and necessary updates for apartments.
  • Ensure thorough cleaning of all trash from apartments during make-ready processes.
  • Conduct routine inspections of equipment and recommend repairs or replacements as needed.
  • Provide one-on-one training to team members to enhance their skills.
  • Manage service requests for occupied apartments efficiently.
  • Perform periodic safety audits of the property.
  • Order supplies and oversee the maintenance budget.
  • Contribute insights to the Property Manager for future budget planning.
  • Undertake additional duties as required.

Qualifications

  • A minimum of 2 years' experience in multifamily property maintenance or related fields.
  • Proficient in troubleshooting and repairing plumbing, electrical systems, appliances, HVAC, and pool equipment.
  • Preferred: EPA Type II or EPA Universal license.
  • Valid driver's license is mandatory.
  • Availability for a rotating on-call schedule for emergencies.
  • High School Diploma or GED is required.

Compensation and Benefits

Physical Requirements

To effectively fulfill the responsibilities of this role, the employee must be capable of:

  • Lifting, pushing, and pulling weights up to 100 pounds.
  • Walking the property multiple times daily, potentially covering up to 10 miles.
  • Navigating uneven surfaces and climbing stairs regularly.
  • Observing and detecting emergency signs visually and audibly.
  • Engaging in various physical activities such as sitting, standing, reaching, bending, and stooping.
  • Utilizing standard maintenance tools and equipment.
  • Communicating effectively through written and spoken means.
