Property Manager

The Property Manager will be responsible for the overall operation of the properties, ensuring compliance with regulatory agencies and investors, maintaining the physical condition of the properties, and promoting sound fiscal management.
This role requires a strong understanding of property management principles, excellent communication skills, and the ability to work independently with minimal supervision.
The ideal candidate will have a minimum of three years of experience in property management, with a focus on tax credit or other subsidized housing programs, and a proven track record of adaptability, professionalism, and respectfulness.
Key Responsibilities:
- Respond to inquiries from applicants and show vacant units to prospective tenants
- Maintain a waiting list, market units, and screen applicants for vacancies according to guidelines and policies
- Verify income, assets, and household characteristics for program eligibility
- Prepare and process leases, security deposit agreements, and unit inspections
- Collect rent and other monies, and ensure accurate and complete transactions in the YARDI computer accounting system
- Ensure the properties are maintained and repaired according to standards, and arrange for inspections and repairs as needed
- Perform daily inspections of the property, and maintain a record of financial transactions with tenants
Requirements:
- Minimum three years of experience in property management, with a focus on tax credit or other subsidized housing programs
- Excellent communication and problem-solving skills
- Ability to work independently with minimal supervision
- Proficient in administrative tasks, organization, and written and verbal communication
- Knowledge of bookkeeping and Microsoft Word and Excel
Preferred Qualifications:
- Experience certifying tenant incomes to meet Section 8 and HUD regulations
- Knowledge of low-income housing tax credit regulations
- Background related to tenant population of building complex
Certifications or Licenses:
- California driver's license desirable
- Certified Tax Credit Specialist and/or Certified Occupancy Specialist (COS) depending on property and regulatory structure
Physical Demands:
- Approximately 40% of the job is done sitting, 30% standing and 30% walking
- Frequently walks, stoops, bends, squats, climbs stairs, and lifts items less than 15 pounds
- Occasionally may lift items 16-50 pounds, push items 20 pounds, climb ladders, kneel, twist, or grasp/pull/carry/push equipment
Salary Range: $41,933.00 to $57,117.00 annually (plus On-Site On-Call Manager position requirement)
