Job Overview

The Senior Financial Analyst, Property Tax plays a crucial role in delivering comprehensive research, analytical support, and reporting for the Property Tax Department, managing a significant portfolio of over 80,000 single-family rental homes.

Key Responsibilities


1. Execute monthly property tax functions, including accruals, refund allocations, tax payments, and maintenance of property tax general ledgers that affect the company's financial reports.

2. Prepare and review monthly and quarterly property tax expenses, engage in quarterly reforecasting, annual budgeting, and cash flow forecasting.

3. Conduct reconciliations between budgeted/reforecasted figures and actual outcomes, pinpointing primary variance drivers and articulating findings clearly to stakeholders.

4. Support all financial activities related to property tax, which includes Excel modeling and the generation of various reports on a weekly, monthly, quarterly, and annual basis.

5. Maintain a solid understanding of the company's financial information systems, enabling effective data inquiries.

6. Analyze data to uncover trends and key insights from qualitative and quantitative datasets sourced from multiple systems, including Yardi, the internal Enterprise Data Warehouse, Salesforce, Anaplan, and others.

7. Provide assistance to accounting and internal audit teams as necessary.

8. Analyze and propose enhancements for property tax processes.

9. Perform additional duties as assigned.


Qualifications

Education and Experience:

Bachelor's degree in Accounting, Real Estate, Business, Economics, Mathematics, or a related discipline.

0 to 4+ years of relevant professional experience in property tax, preferably in single-family.

2 to 4+ years of experience in detailed data analysis and reporting.


Licenses and Certifications:

Valid driver's license and automobile insurance.


Skills and Knowledge:

• Understanding of federal fair housing laws and applicable local housing regulations.

• Strong grasp of GAAP accounting principles and budgeting related to property tax.

• Familiarity with current single-family assessment practices.

• Proficient in Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel, along with basic operating system tools.

• Experience with Yardi or similar property management software.

• Excellent interpersonal and customer service skills, with the ability to engage effectively with tax assessors, collectors, and internal departments.

• Strong verbal and written communication skills.

• Ability to present information clearly to large groups.

• Exceptional organizational and time-management abilities.

• Capacity to handle multiple tasks while maintaining flexibility and creativity.

• Proficient in analyzing and resolving complex issues.

• Competence in performing intermediate mathematical functions.

• Ability to set and achieve goals while consistently meeting deadlines.

• Commitment to maintaining confidentiality.


Additional Requirements:

• Occasional travel may be necessary.

• Must adhere to a professional appearance and comply with uniform policies.

• Regular and consistent attendance is essential.


Physical and Mental Demands:

This role involves prolonged periods of sitting and using office equipment and computers. Light lifting of supplies and materials may be required, including reaching, stooping, standing, and walking.
