ROLE SUMMARY

The Property Financial Analyst will oversee the financial reporting for a designated portfolio of multifamily assets. This position entails the preparation of financial documents, recording standard accounting entries, and supporting accounts payable and cash flow management. Additionally, the role involves collaboration with community and asset managers on monthly owner reports, recommending and executing process enhancements, and undertaking special projects. The position reports directly to the Accounting Manager.

KEY RESPONSIBILITIES

  • Generate and evaluate monthly, quarterly, and annual financial statements and reports for assigned properties.
  • Prepare and record monthly journal entries for a portfolio of properties, including reclassifications and accruals provided by onsite community managers.
  • Document estimates, accruals, and payments related to property insurance and real estate taxes.
  • Work closely with community managers to ensure accurate recording of deposits and other financial items.
  • Efficiently reconcile bank accounts and resolve outstanding items promptly.
  • Maintain schedules for fixed assets and depreciation.
  • Prepare Capital/Replacement draws on a quarterly or monthly basis.
  • Assist with accounts payable tasks, including invoice entry, generating AP reports, and researching payment issues. Establish and maintain vendor accounts in the accounting system.
  • Collaborate with the Accounting Manager to ensure all deadlines are adhered to.
  • Support any additional projects as assigned by the Accounting Manager.

ADDITIONAL DUTIES

  • Assist in preparing cash flow projections for the properties.

· Monitor debt service payments and compliance with financial covenants.

· Ensure timely payment of all real estate taxes.

  • Calculate budget variances and report significant findings to management.

Qualifications / Experience / Skills

  • Bachelor's degree in Accounting or equivalent experience.
  • A minimum of 2 years of experience in full-cycle real estate accounting, preferably in multifamily or commercial sectors.
  • Proficient in MS Excel.
  • A self-driven individual with a proactive attitude and entrepreneurial mindset.
  • Strong organizational skills with a proven ability to follow through on tasks and meet deadlines.
  • Excellent problem-solving abilities, attention to detail, and resourcefulness.
  • Ability to thrive in an unstructured environment.
  • Exceptional oral and written communication skills with a strong focus on customer service.
  • Familiarity with Entrata accounting/property management software is a plus.
