KEY RESPONSIBILITIES:

As a Tenant Relations Specialist, you will oversee tenant-related predevelopment, design, and construction processes, including:

LEASE MANAGEMENT:

  • Summarizing lease agreements and monitoring essential dates and landlord obligations.
  • Coordinating and distributing official notices (e.g., delivery, turnover, default).
  • Managing tenant allowances and distributing closeout documentation.
  • Organizing pre-construction meetings with tenants.
  • Providing landlords' shell and site plans for tenant design use.
  • Negotiating tenant approval packages (elevations, building layouts, landscaping, etc.) for various tenant types.
  • Coordinating and distributing tenant prototype plans.
  • Facilitating landlord approval of tenant contract documents per project design guidelines.
  • Acting as a liaison to tenant design and planning teams.

PLANNING AND CONSTRUCTION OVERSIGHT:

  • Facilitating pad turnovers and pre-construction meetings with tenants and property management.
  • Addressing field coordination challenges.
  • Conducting turnover walkthroughs and ensuring punch list completion.
  • Monitoring tenant permitting and construction activities.
  • Tracking the timely acquisition of building utility service permits and tenant improvement utility permits to ensure construction continuity.
  • Reviewing existing as-built plans and coordinating with new tenants.

SIGNAGE MANAGEMENT:

  • Distributing sign plans and processing tenant sign submissions.
  • Reviewing and managing tenant signage in accordance with property guidelines.
  • Coordinating and maintaining site signage programs.
