Job Overview

Westcal Management is actively seeking a skilled Apartment Community Manager for our multi-unit complexes in the Woodland CA region. This is a full-time position offering competitive compensation along with generous company-sponsored benefits.

Compensation: $21-23/hr with optional onsite employer housing.

Key Responsibilities

The successful candidate will:

  • Analyze and interpret current market and economic trends affecting the community.
  • Oversee daily operations and assign staff duties based on strategic objectives.
  • Ensure effective communication among management, vendors, and residents regarding leasing processes.
  • Implement supervisory duties in alignment with Westcal Management policies and relevant laws, including planning, assigning, and directing work; evaluating performance; addressing concerns; and resolving issues.
  • Prepare community budgets and financial reports, monitor occupancy rates, and manage budget variances and accounts receivable.
Qualifications

Applicants should possess:

  • A minimum of three (3) years of comprehensive experience in apartment property management with properties of 25 units or more.
  • Proven expertise in full-cycle leasing and a solid understanding of real estate laws and leasing practices.
  • A track record of successful sales performance.
  • Current knowledge of property market conditions.
  • Proficiency in MS Office applications.
  • Exceptional communication and negotiation abilities.
  • Strong marketing and sales skills.
  • A customer service-focused mindset.
  • Demonstrated capability in planning, delegating, and coordinating team efforts.
  • Analytical skills for problem-solving and developing effective strategies.
  • Knowledge of risk management principles.
  • Extensive understanding of landlord, tenant, and rental housing regulations.
  • Leadership skills to foster a collaborative team environment.
  • Attention to detail, flexibility, and the ability to multitask.
  • A creative and motivating personality to inspire a team-oriented workplace.
  • Strong problem-solving and critical thinking capabilities.
  • A BS degree in real estate or a related field is highly preferred.
  • A valid driver's license with a clean driving record.
  • Eligibility to work in the U.S. and ability to pass a criminal background check and a 5-panel non-DOT drug screening.
