Position Overview

$500 SIGNING BONUS - RESIDENTIAL MAINTENANCE TECHNICIAN - 30 HOURS PER WEEK, MONDAY TO FRIDAY

This vital Maintenance Technician position encompasses a range of responsibilities, including ensuring that our Affordable Living Community, comprising 26 units, along with its grounds and equipment, are well-maintained. Daily responsibilities include addressing maintenance requests and upholding a secure environment for staff, residents, and visitors. This is a full-time position, requiring 30 hours per week, with a pay rate of $17.00 per hour and benefits commencing on the first of the month following thirty days of employment.

Responsibilities

  • Ensure that the building, grounds, and equipment are properly maintained for the comfort, safety, and convenience of residents. Provide recommendations to enhance service quality.
  • Respond to and repair items indicated on maintenance requests with minimal supervision.
  • Conduct routine and preventative maintenance and repairs on equipment and plumbing; document and update schedules as necessary.
  • Carry out unscheduled maintenance tasks as directed.
  • Perform internal housekeeping and external grounds maintenance, including lawn care and snow removal.
  • Prepare and clean vacant apartments/rooms.
  • Maintain an inventory of supplies and submit orders to the supervisor.

Job Requirements

Education, Training, and Certification

  • High school diploma or GED preferred.

Experience

  • One year of general maintenance experience preferred.

Knowledge, Skills, and Abilities

  • Ability to demonstrate compassion and sensitivity towards residents.
  • Ability to maintain a supportive role when interacting with residents; intervene when necessary.
  • Ability to communicate effectively with residents, the community, the general public, vendors, and contractors.
  • Ability and willingness to work collaboratively with individuals from diverse cultural backgrounds.
  • Ability to execute detailed work, preventative maintenance schedules, and routine upkeep.
  • Ability to prioritize maintenance requests as emergencies arise and adapt to frequent changes in circumstances.
  • Proficient in reading, speaking, and writing English. Capable of understanding and evaluating proposals and bids from contractors. Able to read and comprehend labels and instructions for equipment use in written, oral, and diagram formats.
  • May be required to perform basic arithmetic functions such as addition, multiplication, and subtraction.

Additional Work Requirements

  • May be required to participate in "on-call" availability.
  • May be required to work extended hours, weekends, and evenings.
  • Valid unrestricted driver's license, good driving record, and valid automobile insurance are required.
  • Personal automobile may be needed for business purposes.

Physical and Mental Requirements

  • Subject to variations in noise and temperature levels in the work environment; works both indoors and outdoors.
  • May be exposed to various contaminants and disinfectants.
  • Ability to see, hear, and smell.
  • Ability to stand and move throughout the work shift.
  • Capable of twisting, bending, and stooping.
  • Maintains balance while pushing, lifting, pulling, and controlling heavy mechanical equipment.
  • Able to push/pull weights of up to 250 pounds.
  • Able to lift weights of up to 75 pounds.
  • Excellent hand-eye coordination.
  • Occasionally climbs ladders.
