Job Summary

Brightline Construction is seeking a highly skilled and experienced Residential Maintenance Field Supervisor to lead and work alongside our dedicated team of residential maintenance staff in our Services division. The Field Supervisor will be responsible for overseeing the physical assets, general maintenance repairs, unit turns/make-readies, and preventive maintenance of our portfolio of residential units.

Key Responsibilities
  • Troubleshoot and repair a variety of maintenance issues at residential properties, including HVAC, plumbing, electrical, carpentry, appliances, finishes, and grounds.
  • Complete unit turns/make-readies to ensure properties are ready for occupancy.
  • Ensure compliance with all fire/life/health/occupational safety procedures and standards.
  • Collaborate with Leasing and Property Management teams to ensure seamless operations.
  • Use Service Issues and schedules to establish priorities and optimize workflow.
  • Continuously assess the work progress and work products of our maintenance technicians.
  • Provide immediate assistance and instruction to technicians as needed to limit callbacks.
  • Monitor repeat repairs and determine the best alternate courses of action.
  • Interact with and provide excellent customer service to tenants.
  • Interface with company leadership, vendors, city inspectors, and other key stakeholders.
  • Perform other related duties as assigned by management.
Supervisory Responsibilities

This position includes supervision of a team of maintenance technicians.

Requirements
  • 5+ years of relevant experience in residential or commercial maintenance and/or experience in construction supervision.
  • Proven expertise in all systems – mechanical/HVAC, plumbing, electrical.
  • High school diploma or equivalent; relevant certifications are a plus.
  • Valid driver's license.
  • Experience supervising others.
  • Strong organizational, problem-solving, and analytical skills; ability to manage priorities and workflow.
  • Acute attention to detail.
  • Excellent verbal communication skills.
  • Ability to understand and follow both verbal and written instructions.
