We are currently seeking a dedicated and enthusiastic Property Operations Leader to oversee our apartment community operations.


Position Summary:
The Property Operations Leader is tasked with the comprehensive management of their designated property.

This role encompasses supervising on-site personnel, spearheading leasing and marketing initiatives, conducting market assessments, fostering resident relationships, and overseeing the preparation and management of property budgets.


Key Responsibilities:
  • Oversee all daily operations of the assigned property.
  • Ensure all physical aspects of the property are maintained and operational.
  • Engage regularly with residents, addressing their needs proactively to enhance relationship building and retention.
  • Maximize net operating income through effective cost management strategies.
  • Develop and manage annual operating and capital budgets.
  • Monitor compliance with resident lease agreements.
  • Maintain strict adherence to State and Federal Fair Housing regulations.
  • Facilitate effective communication with site staff, ensuring adherence to all personnel policies.
  • Guide and supervise maintenance staff to ensure all units are market-ready.
  • Promote safe work practices and ensure the safety of the property and its occupants.
  • Conduct regular inspections of the managed property.
  • Negotiate and manage vendor contracts and projects.
  • Train and mentor office staff to implement effective sales and marketing strategies.
  • Provide necessary reports as required.
  • Manage rental collections and invoice processing, along with other assigned tasks.

Qualifications:
  • Strong financial management skills with expertise in budgeting and cost control.
  • Ability to lead a community team in a dynamic environment.
  • Excellent multi-tasking capabilities and deadline management.
  • Professional communication skills with co-workers, residents, vendors, and corporate staff.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
  • Experience with property management software such as OneSite, Yardi, or eSite is preferred.
  • Willingness to work weekends and holidays as needed.
  • Ability to travel for training and business meetings.
  • High School diploma or equivalent; some college education is preferred.
  • A minimum of 3 years’ experience as a Community Manager or 5+ years as an Assistant Community Manager is required. Knowledge of Tax Credit and HUD regulations is preferred.
