We are seeking a highly skilled and experienced Property Management Executive to oversee the daily operations of a high-rise residential building in Tulsa, Oklahoma. The ideal candidate will have a strong background in property management, excellent leadership and communication skills, and the ability to work effectively with residents, staff, and vendors.
Key ResponsibilitiesOperations Management
- Oversee the daily operations of the high-rise building, including maintenance, security, and cleaning services.
- Develop and implement operational policies and procedures to ensure efficient building management.
- Coordinate and supervise maintenance staff, contractors, and vendors to ensure timely and quality service delivery.
Financial Management
- Prepare and manage the annual budget in coordination with the COA board.
- Monitor and control expenses to ensure compliance with budgetary guidelines.
- Assist with financial reporting, including preparing monthly financial statements and variance reports.
Resident Services
- Serve as the primary point of contact for residents, addressing inquiries, concerns, and requests promptly and professionally.
- Organize and facilitate community events and meetings to foster a positive living environment.
- Enforce COA rules and regulations consistently and fairly.
Property Maintenance
- Oversee the maintenance and repair of common areas, amenities, and building systems (HVAC, plumbing, electrical).
- Conduct regular property inspections to identify and address maintenance issues proactively.
- Ensure compliance with safety standards and regulations, including fire safety and emergency preparedness.
Administrative Duties
- Maintain accurate records of building operations, maintenance activities, and resident interactions.
- Prepare and distribute communications, including newsletters, notices, and updates, to residents.
- Assist the COA board with meeting preparation, documentation, and follow-up on action items.
Leadership and Team Management
- Recruit, train, and supervise on-site staff, fostering a collaborative and professional work environment.
- Conduct performance evaluations and provide ongoing coaching and development for team members.
- Promote a culture of excellence, accountability, and resident satisfaction within the team.
Qualifications
- Bachelor's degree in Business Administration, Property Management, or a related field (preferred), or equivalent experience in lieu of the degree.
- Minimum of 5 years of experience in property management, with at least 2 years in a high-rise residential setting.
- Strong knowledge of COA regulations and property management best practices.
- Excellent interpersonal and communication skills, with the ability to interact effectively with residents, staff, and vendors.
- Proven leadership and team management abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to handle multiple tasks and prioritize effectively in a fast-paced environment.
Working Conditions
- Full-time position with occasional evening and weekend work required.
- On-call availability for emergencies.
