Position Summary:

We are currently looking for a Property Operations Manager to oversee the performance of a designated apartment community.

Key Responsibilities:
  • Manage the daily operations of the assigned property, ensuring optimal performance.
  • Lead and supervise on-site staff, fostering a collaborative and productive work environment.
  • Conduct market analysis and implement effective leasing and marketing strategies.
  • Build and maintain strong relationships with residents, addressing their needs proactively.
  • Prepare and manage property budgets to achieve maximum net operating income.
  • Ensure compliance with resident lease agreements and enforce community policies.
  • Maintain a thorough understanding of State and Federal Fair Housing Laws.
  • Communicate effectively with team members and ensure adherence to company policies.
  • Oversee property maintenance staff, ensuring all units are market-ready.
  • Conduct regular property inspections to maintain high standards.
  • Manage vendor contracts and oversee project bids and negotiations.
  • Train and mentor staff in sales and marketing techniques.
  • Provide necessary reports and documentation as required.
  • Handle rental collections and invoice processing, along with other assigned tasks.
Qualifications:
  • Strong financial management skills with expertise in budgeting and cost control.
  • Ability to lead and motivate a team in a fast-paced environment.
  • Excellent multitasking abilities and deadline management.
  • Professional communication skills with residents, vendors, and corporate staff.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
  • Experience with property management software such as OneSite, Yardi, or eSite is preferred.
  • Willingness to work weekends and holidays as needed.
  • Ability to travel for training and business meetings.
  • High School diploma or equivalent; some college education is strongly preferred.
  • A minimum of 3 years of experience as a Property Operations Manager or 5+ years as an Assistant Property Manager is required. Knowledge of Tax Credit and HUD regulations is a plus.
