Position Overview



The Apartment Sales Specialist position is responsible for generating leads, selling, and renewing apartment leases in accordance with Company and Fair Housing guidelines. This role ensures that the Company's standards are achieved and excellent customer service is delivered. The successful candidate will exhibit a strong commitment to the service needs of internal and external customers, representing the company in a professional and courteous manner.

Essential Job Functions



1. Daily communication and collaboration with staff, Community Manager, and others as needed, including any service maintenance requests.

2. May be asked to assist at other communities as needed.

3. Ability to travel via automobile and airplane for training and may be asked to travel for company business.

4. Attends, participates, and maintains compliance with all BH required and/or assigned training programs.

5. Responsible for ensuring the marketing, motivation, administrative, and financial operation of the property under the direction of the Community Manager.

6. Maintains a strong understanding of the community, specials, and floor plans.

7. Maintains a comprehensive working knowledge of all aspects of leasing units and leasing documents in accordance with Company and Fair Housing guidelines.

8. Prepares all new leases and lease renewals, processes lease application paperwork for the approval of the Community Manager.

9. Understands and qualifies all prospective residents via Rent Cafe and maintains all resident leasing files (electronic and paper).

10. Identifies potential residents utilizing market and demographic data as well as industry knowledge.

11. Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects.

12. Inspects all pre-leased apartments prior to resident's scheduled move-in date: coordinates all changes regarding resident move-outs.

13. Generates new business contacts, marketing ideas, and competitive shops to increase occupancy.

14. Completes outreach marketing duties as assigned by Regional Marketing Specialist.

15. Maintains an understanding of all market survey data and utilizes information to generate traffic of potential residents.

16. Assists in marketing promotions and development and placement of ads, flyers, and promotional materials.

17. Maintains an overall team ratio of 40% or higher closing ratio and 80% or higher on all shopping reports.

18. Oversees the shopping of competitive properties to stay abreast of industry trends.

19. Maintains responsibility for online marketing duties, including daily postings to Craigslist and internet listing services.

20. Oversees all pricing and confirms that the pricing is correctly updated on the BH company website.

21. Understands, utilizes, and promotes all third-party online leasing programs in an appropriate manner.

22. Ensures all prospect information and alert notifications are accurately entered into Popcard and addressed in a timely manner.

Job Qualifications



1. High School or GED (General Education Diploma) preferred.

2. Previous leasing experience preferred.

3. Strong sales and closing skills required.

4. Excellent organizational and customer service skills.

5. Ability to achieve closing ratios and shopping report scores in accordance with company guidelines.

6. Yardi Voyager experience preferred.

7. YieldStar or other Revenue Management Program experience preferred.

8. MS Office Word/Excel experience preferred.

9. A valid driver's license may be required.

10. Professional appearance and demeanor.

11. A positive, motivating, and team-oriented attitude.

12. Strong communication skills.

13. Ability to thrive in a fast-paced environment.

14. A desire to succeed in a very competitive environment.

15. Ability to work with a diverse group of people and customers.

Estimated Salary



The estimated salary for this position is around $55,000 - $65,000 per year, depending on experience and location.

Work Schedule



Generally, 8am-5pm or 9am-6pm, Monday-Friday with rotating weekends; (hours may vary to meet the business needs of the property).
