About the District Manager Role

Avenue5 Residential is seeking a highly skilled District Manager to oversee the operations of several properties, ensuring efficient operations, vendor management, lease administration, and resident satisfaction.

Key Responsibilities:
  • Oversee property operations, including resident satisfaction and retention, lease administration, and property marketing.
  • Ensure high levels of client satisfaction and manage resident complaints.
  • Recruit, mentor, and manage a team of associates to achieve property goals.
  • Develop and implement strategic marketing plans to attract and retain residents.
  • Manage property budgets, P&L statements, and general ledgers.
  • Conduct regular property inspections to ensure curb appeal and competitive market positioning.
  • Respond to escalated resident complaints and serve as liaison to residents and corporate office.
  • Oversee site natural disaster and emergency evacuation plans.
  • Manage property and associate safety records, property loss claims, and risk management initiatives.
Requirements:
  • High School diploma or equivalent required; Bachelor's degree preferred.
  • Five to ten years of property management experience required.
  • Three to five years of direct management experience required.
  • Prior experience in Yardi or equivalent property management system required.
  • Real estate license as required by state or local law.
  • Understanding of HUD and/or loan assistance process preferred.
  • Knowledge of P&L statements, GLs, budgeting, etc. required.
Skills and Qualifications:
  • Excellent communication and interpersonal skills.
  • Ability to create a positive and inclusive work environment.
  • Strong problem-solving and analytical skills.
  • Intermediate level knowledge of Microsoft Office Suite.
  • Ability to work independently and prioritize effectively in a fast-paced environment.
  • Ability to cope with stressful situations and defuse conflicts.
