Job Overview

Ardmore Roderick is a comprehensive civil engineering organization specializing in infrastructure design, construction management, and program oversight for various agencies. Our headquarters is in Chicago, with additional offices in multiple locations.

Role Summary: The Senior Project Manager is responsible for supervising, directing, and coordinating project management and design activities. This includes acting as the primary liaison with clients, designers, and contractors to ensure adherence to budget, schedule, quality, safety, and contract regulations. The ideal candidate will possess construction experience and a solid understanding of building systems, including mechanical, electrical, foundations, and building envelopes.

The Senior Project Manager will oversee the planning, design, and construction of capital projects across diverse sectors such as commercial, institutional, entertainment, public safety, K-12, and higher education. This role reports to the Vice President of Buildings and Facilities and senior management. Depending on project size and type, the Senior Project Manager may also provide guidance to junior staff, including project managers and engineers, serving as the main point of contact for clients throughout all project phases.

Key Responsibilities:

Design Management and Preconstruction:

  • Formulate project-specific preliminary construction phasing and work plans.
  • Establish total project budgets and schedules for owner-client approval.
  • Develop project schedules highlighting milestones and critical paths for the project team.
  • Manage design consultants through all design deliverable milestones, ensuring stakeholder reviews.
  • Engage and oversee all project consultants and contractors to ensure compliance with contractual obligations.

Cost Management:

  • Oversee project costs throughout all phases with minimal supervision.
  • Prepare and review cost estimates independently.
  • Understand contractor billing and change order processes, reviewing these documents with limited assistance.
  • Track budgets, contracts, change orders, and invoices, generating reports using integrated database software.
  • Identify potential cost-saving opportunities and implement strategies accordingly.

Schedule Management:

  • Create critical path method schedules using scheduling software such as Primavera P6 or MS Project.
  • Maintain the overall project schedule to ensure timely completion of all milestones.
  • Identify scheduling issues and collaborate with the project team to address them.
  • Conduct site visits to monitor progress and adherence to the project schedule.

Quality Management:

  • Actively manage the construction process with a focus on quality assurance.
  • Conduct thorough design reviews to ensure construction details meet quality standards.
  • Perform field inspections during construction to ensure compliance with design intent and specifications.

Procurement and Contract Administration:

  • Assist in preparing front-end and scope documents for public bidding.
  • Manage the public bidding process, evaluate bids, and prepare award recommendations.
  • Participate in project meetings, addressing issues as they arise.
  • Review proposed change orders for necessity and accuracy.
  • Manage the project closeout process, ensuring all documentation is complete.

Client Relations and Business Development:

  • Seek new opportunities with existing clients.
  • Assist in the development of qualifications, proposals, and presentations.
  • Identify and engage with prospective clients to explore new opportunities.

Qualifications:

  • Bachelor's degree in Engineering, Architecture, Construction Management, or a related field.
  • At least 10 years of progressive experience in managing design and construction of commercial and institutional buildings.
  • Ability to travel for site inspections and project oversight.
  • Proficiency in Microsoft Office, Adobe Acrobat, and Bluebeam.
  • Familiarity with design/project management software such as AutoCAD, BIM, and Procore is preferred.
  • Strong organizational, analytical, written, and verbal communication skills.
  • OSHA 30 Construction Safety Certification and PMP or CCM Certification are preferred.

Physical and Mental Requirements:

  • Ability to navigate both office and construction site environments.
  • Capacity to exert up to 10 pounds of force occasionally.
  • Good hand-eye coordination and the ability to perform tasks requiring dexterity.
  • Close visual acuity for inspections and data review.
  • Ability to communicate effectively and manage multiple tasks.
