Job Overview:

We're seeking a dynamic and dedicated Maintenance Manager to oversee the daily operations of our Maintenance Department across our group of hotels and resorts. The ideal candidate will focus on minimizing breakdowns, controlling maintenance costs, and ensuring all maintenance activities align with our high standards of excellence.

Key Responsibilities:
  • Managing the Business:
    • Oversee daily operations of a maintenance team responsible for guest rooms, buildings, waterpark, and grounds.
    • Adhere to budget guidelines for expenses, labor, and maintenance goals.
    • Ensure compliance with safety procedures and actively participate in safety training.
    • Maintain and manage records related to repairs and maintenance activities.
    • Communicate with property GMs regarding projects, scheduling, and emergency maintenance issues.
    • Manage outside contractors, vendors, and compliance with local health and safety regulations.
    • Provide necessary resources and training for maintenance team members.
    • Develop and manage electronic work schedules and transition to digital record-keeping.
    • Ensure compliance with all company, state, and FLSA guidelines.
  • Team Management:
    • Develop and evaluate training objectives for maintenance team members.
    • Prioritize and delegate maintenance activities based on urgency.
    • Foster two-way communication, provide regular feedback, and conduct meaningful performance reviews.
    • Create a positive work environment that encourages team member engagement and recognizes achievements.
    • Resolve team member issues promptly and professionally.
    • Ensure team members adhere to safety standards and do not pose a threat to themselves or others.

    • Maintain the highest levels of cleanliness and maintenance throughout all properties.
    • Lead by example to ensure exceptional guest service and satisfaction.
    • Empower team members to deliver excellent guest interactions.
  • Quality of Work:
    • Regularly inspect buildings and grounds to identify maintenance needs.
    • Respond promptly to guest-related maintenance issues to prevent recurrence.
    • Manage maintenance activities to achieve company standards and goals.
    • Identify and implement opportunities for improvement in equipment reliability and maintainability.
    • Support housekeeping teams to achieve cleanliness and timeliness goals.
    • Assist with performance management and participate in leadership training.
    • Maintain confidentiality and exercise excellent judgment.

Skills/Knowledge:

  • Proficient in Microsoft Outlook and Excel; ability to learn new software.
  • Experience with conflict resolution and time management.
  • Ability to train and monitor team members in safety procedures, first aid, and CPR/AED.

Education/Experience:

  • High school diploma or equivalent required.
  • Minimum 5 years' experience in the Hotel/Condo/Residential Industry.
  • 3+ years of progressive management experience supervising 10-14 team members, or leading 15+ team members preferred.
  • Experience managing capital projects and maintenance operations.
  • HVAC and CPO certification preferred.
  • Valid driver's license and insurable.
Compensation and Benefits:
  • Salary: $65,000 - $75,000 per year, based on experience and certifications.
  • Benefits:
    • PTO after 30 days
    • Health insurance (medical, dental, vision, Teladoc) after 30 days
    • 401K after 1 year of employment
