Role Overview:

We are seeking a skilled facilities maintenance manager to oversee the daily maintenance operations and ensure the physical integrity of the assigned property. This role involves compliance with Avenue5 policies and standards, as well as adherence to all local, state, and federal regulations. The facilities maintenance manager will also play a crucial role in managing the property budget.
  • Collaborate with the maintenance team to ensure daily tasks, including service requests and unit readiness, are accomplished.
  • Monitor and document the progress of service requests while identifying recurring maintenance challenges.
  • Address maintenance-related concerns promptly and professionally, as outlined in Avenue5 policies.
  • Perform a variety of maintenance tasks, including repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
  • Conduct general carpentry work such as wallboard repair, countertop replacement, finish carpentry, window repair, door repair, and tile repair.
  • Implement proactive preventative maintenance measures, including siding, painting, lighting, and more.
  • Ensure accuracy in work order systems by verifying timely completion to company standards and resident satisfaction.
  • Conduct daily inspections of property grounds, buildings, and amenities to uphold safety and cleanliness standards.
  • Manage property emergencies, including severe weather incidents, fires, and floods.
  • Communicate effectively with the maintenance supervisor and property manager regarding all maintenance issues.
  • Promote safety and risk management in accordance with all applicable regulations.
  • Assist in monitoring response times for emergency maintenance assignments and participate in on-call rotations as necessary.
  • Enhance customer satisfaction by maintaining high standards of cleanliness and curb appeal while interacting courteously with residents.
  • Foster positive relationships with residents, other properties, and associated agencies.
  • Conduct pre-move-in and post-move-out inspections to ensure timely and quality unit turnovers.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance, promoting the same among the team.
  • Administer the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor or property manager.
  • Solicit suppliers and contractors for necessary work and ensure compliance with company policies.
  • Collaborate with the property manager to ensure compliance with all relevant policies and standards.
  • Conduct weekly property walks with leadership to address operational challenges.
  • Ensure maintenance costs align with the property budget and provide input for future budget planning.
  • Other responsibilities as assigned by property leadership.
Qualifications:
  • High school diploma or equivalent required.
  • Minimum of two years of experience in property management or a related field.
  • At least one year of experience in a supervisory maintenance role.
  • General maintenance and carpentry skills are essential.
  • CPO certification is strongly preferred.
  • Experience with apartment renovations, particularly in the multi-family sector.
Skills and Requirements:
  • Proficient in reading, writing, and understanding English.
  • Ability to operate general office equipment, including telephones, fax machines, printers, and copiers.
  • Exceptional customer service and interpersonal skills.
  • Strong organizational and time-management abilities.

  • Ability to manage and de-escalate challenging situations.
  • Commitment to confidentiality.
  • Professional appearance and adherence to uniform policy are mandatory.
  • Valid driver's license, clean driving record, and current auto insurance are required.
  • Compliance with all safety regulations is essential.
