The porter’s responsibilities include preserving the exterior and interior condition of the community in accordance with operational and safety standards. This position combines maintenance and custodial duties.

You will...

• Execute daily cleaning and maintenance activities to uphold the appearance of communal areas, grounds, and amenities.

• Sanitize high-traffic zones, such as lobbies, hallways, elevators, and recreational facilities.

• Oversee and maintain the cleanliness of outdoor areas, including sidewalks, parking lots, and landscaping.

• Ensure that waste and recycling stations are regularly emptied and kept organized.

• Conduct routine inspections to identify and report maintenance or safety issues.

• Address minor maintenance tasks, including light bulb replacements, paint touch-ups, and furniture assembly.

• Assist residents during their move-in and move-out processes, including loading and unloading belongings.

• Provide friendly and responsive customer service, addressing residents' inquiries and concerns courteously.

• Collaborate with the team to ensure a positive resident experience.

• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.

• Keep outdoor spaces free of debris and litter.

• Complete work orders as assigned.

You Have:

• 0-1 year of experience in custodial or maintenance roles.

• A valid driver's license.

• Strong communication skills to interact effectively with associates and residents.

• Ability to comprehend policies and procedures, including but not limited to Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency protocols.

• Knowledge of cleaning and chemical supplies, with the ability to read and understand Hazard Communication Safety Data Sheets (SDS) and apply chemicals and general cleaning products appropriately.

• Familiarity with Personal Protective Equipment (PPE) and proper usage.

• Basic understanding of emergency systems, shutoffs, locations, and operational sequences.

• Demonstrated knowledge of various paint types and painting tools.
