Position Overview:
  • Develop detailed estimates for all project phases:


• Conceptual, Schematic Design, Design Development, and Construction Documentation.
  • Generate a list of subcontractor bidders for the solicitation process using SmartBid or similar platforms.
  • Draft specific and general instructions for bidders along with required bid forms.
  • Create a scope of work checklist for each trade during the bidding phase.
  • Evaluate subcontractor and supplier bids for compliance with plans and specifications.
  • Analyze construction documents and specifications to assess estimated costs.
  • Collaborate with the operations team throughout the preconstruction phase to identify constructability issues and establish project requirements.
  • Review bid package documents to ensure adherence and consistency with all submission requirements (instructions to bidders, plans, specifications, etc.).
  • Oversee and manage multiple preconstruction projects simultaneously.
  • Assess design documents to ensure accurate pricing from subcontractors and suppliers, generate viable value engineering solutions, and prepare life-cycle cost analyses.
  • Conduct quantity take-offs and estimate costs for materials, labor, and equipment.
  • Participate in transition meetings from preconstruction to operations.
  • Assist the operations team in planning construction procedures based on timelines and staffing needs for each construction phase.
  • Support the preparation of RFP responses and presentations.

Qualifications:
  • Bachelor's degree in a relevant field (building science, construction management, civil engineering, etc.) is required. Relevant experience may substitute for formal education.
  • Minimum of five years of estimating experience is preferred.
  • Ability to interpret contracts and understand engineering and architectural drawings and specifications.
  • Strong analytical capabilities.
  • Proven skills in interpersonal communication, computer proficiency, and effective communication at all project levels, both written and verbal.
  • Proficient in MS Excel, MS Word, iSqFt, SmartBid, and On-Screen Takeoff.

Working Environment:
  • Typical work setting involves sitting for extended periods, standing, walking, typing, and occasional lifting/moving of up to 30 lbs.
  • The noise level is generally low to moderate.
  • Regularly required to sit, use hands for typing or handling, reach with arms, and communicate verbally.
  • Must possess hearing and speaking abilities sufficient to engage in conversations with individuals or groups.
