Position Overview:

The role of the Commissioning Project Manager is pivotal in ensuring quality assurance for mechanical, electrical, and plumbing (MEP) design, bidding, and construction processes for Clayco projects. This encompasses the creation of MEP scope documents, development of MEP bid packages during the initial stages of project scope, and negotiations with subcontractors. The position also entails providing document review and leadership to design teams and clients, addressing scope modifications during construction, and serving as a liaison between the original and field scopes. Additionally, this role includes on-site supervision and coordination of mechanical, electrical, plumbing, fire protection, and elevator subcontractors, ensuring the successful completion of construction projects while adhering to time, cost, quality, contract, and scheduling objectives. Regular field observations will be conducted to ensure compliance with drawings and specifications, contributing significantly to the implementation of the Clayco Commissioning process.

Key Responsibilities:

  • Plan and coordinate MEP systems interrelationships, construction sequencing, and project timelines.
  • Facilitate resolution of issues arising between MEP subcontractors during the construction phase.
  • Validate design challenges related to MEP and propose alternative solutions.
  • Assist in the receipt and evaluation of MEP submittals.
  • Document and update all MEP changes and as-built information on field drawings.
  • Support scope reviews, budgeting, and justification for MEP change work orders.
  • Participate in the Quality Control process for MEP installations.
  • Collaborate with the project management team to direct and oversee MEP subcontractor activities.
  • Manage the coordination and administration of MEP-related materials, systems, and shop drawing submissions.
  • Act as a liaison with Consultant MEP Engineers, Inspectors, and relevant personnel.
  • Ensure MEP subcontractors provide and comply with necessary quality documentation and records.
  • Guarantee adherence to project safety regulations by MEP subcontractors.
  • Assist in the testing and commissioning of MEP equipment.

Qualifications:

  • 5-8 years of experience in mechanical/electrical commissioning or related fields.
  • Bachelor's degree in Mechanical or Electrical Engineering.
  • Experience or certification in commissioning from ASHRAE or BCA (University of Wisconsin Extension).
  • Familiarity with plumbing and fire protection commissioning requirements through experience and training.
  • Basic knowledge of electrical systems and a solid understanding of NEC for field reviews and commissioning requirements/testing.
  • Strong background in control systems, BACNet, Tridium networks, and functional testing procedures.
  • Knowledge of air and water testing, adjusting, and balancing procedures.
  • Proficient understanding of fire alarm systems and their integration.
  • Ability to interpret architectural, structural, and civil documents to comprehend the integration of mechanical/electrical systems.
  • Good grasp of Specifications Divisions and testing/documentation requirements of the project.
  • Understanding of common building codes, including Plumbing, NFPA (fire, electrical, etc.), Mechanical, and Life Safety.
  • Proficient with computers, laptops, iPads, Microsoft Office, and various M/E industry applications.
  • Comfortable using standard field testing equipment such as infrared cameras, light meters, and IAQ meters.
