Position Overview:

The role of the Commissioning Project Manager is crucial for ensuring quality assurance in mechanical, electrical, and plumbing (MEP) design, bidding, and construction processes for Clayco projects. This position encompasses the creation of MEP scope documents, early-stage bid package development, and negotiations with subcontractors. Additionally, the role involves document review and guidance for design teams and clients, evaluating scope modifications during construction, and acting as a liaison between the original and field scopes. On-site supervision and coordination of MEP subcontractors, including mechanical, electrical, plumbing, fire protection, and elevator systems, are essential for the successful completion of projects while adhering to time and budget constraints.

Key Responsibilities:

  • Develop plans for MEP systems interrelationships, construction sequencing, and project timelines.
  • Facilitate resolution of issues that may arise among MEP subcontractors during the construction phase.
  • Assess design-related issues concerning MEP and propose alternative solutions.
  • Assist in the review and acceptance of MEP submittals.
  • Document and update all MEP changes and as-built information on field drawings.
  • Support scope reviews, budgeting, and justification for MEP change orders.
  • Participate in the Quality Control process for MEP installations.
  • Collaborate with the project management team to oversee MEP subcontractor activities.
  • Coordinate and manage MEP-related materials, systems, and shop drawing submissions.

Qualifications:

  • 5-8 years of experience in mechanical/electrical commissioning or related fields.
  • Bachelor's degree in Mechanical or Electrical Engineering.
  • Commissioning experience or certification from ASHRAE or BCA (University of Wisconsin Extension).
  • Familiarity with plumbing and fire protection commissioning requirements through practical experience and training.
  • Basic knowledge of electrical systems and a solid understanding of NEC for field evaluations and commissioning needs.
  • Strong background in control systems, including BACNet and Tridium networks, as well as functional testing procedures.
  • Understanding of air and water testing, adjusting, and balancing procedures.
  • Proficient knowledge of fire alarm systems and their integration.
  • Ability to interpret architectural, structural, and civil documents to comprehend how MEP systems integrate within buildings.
  • Familiarity with specifications divisions and relevant sections for coordinating responsibilities and testing/documentation requirements.
  • Knowledge of common building codes, including plumbing, NFPA (fire, electrical, etc.), mechanical, and life safety standards.
  • Strong proficiency with computers, laptops, and various industry-related applications.
  • Comfortable using standard field testing equipment such as infrared cameras and IAQ meters.
