Position Summary:

BOARDWALK at RESEARCH PARK
New construction lease-up project.

We are seeking an experienced Property Manager with a strong background in lease-up operations. This role demands adaptability in a dynamic environment, and weekend availability may be necessary. The ideal candidate will possess exceptional customer service abilities.

Key Responsibilities:
  1. Oversee and train all staff members under your supervision.
  2. Manage hiring and termination processes in alignment with company policies.
  3. Conduct performance evaluations and recommend salary adjustments or promotions.
  4. Maintain accurate payroll records and comply with payroll deadlines.
  5. Ensure adherence to all company policies as outlined in the Reference Library.
  6. Assist in the leasing process of apartments.
  7. Prepare, process, and execute all lease agreements and related documentation.
  8. Support rent collection efforts and address delinquency issues.
  9. Keep detailed records of all financial transactions related to the property.
  10. Follow all accounting policies, including the use of account numbers and expense management.
  11. Prepare daily bank deposits and procure necessary office supplies as per company policy.
  12. Supervise external contractors engaged in property maintenance.
  13. Manage all aspects of move-ins and move-outs, focusing on apartment inspections.
  14. Ensure residents enjoy a clean and well-maintained community.
  15. Operate within budget constraints and report any variances to the Regional Property Manager.
  16. Address and resolve resident complaints promptly.
  17. Report accidents and emergencies to the Regional Property Manager without delay.
  18. Ensure timely handling of maintenance requests and keep residents informed of any delays.
  19. Regularly inspect the property, documenting deficiencies and taking corrective actions within budget.
  20. Establish schedules for routine maintenance and emergency coverage.
  21. Assign personnel for office coverage and resident assistance as needed.
  22. Implement marketing strategies for the apartment community.
  23. Collaborate with the Regional Property Manager to prepare the annual operating budget.
  24. Maintain open communication with employees, residents, applicants, and vendors.
  25. Perform additional duties as assigned.
Qualifications:

Education and Experience:
One or more of the following:

  • Bachelor's degree (preferred)
  • Associate's degree
  • Seven years of comprehensive business experience
  • Preferred experience in lease-up operations
