**Job Summary**

The Assistant Manager is a key member of the Freeman Webb Company team, responsible for overseeing leasing activities and ensuring the smooth operation of our properties. This role requires a strong leader with excellent communication and problem-solving skills.

Key Responsibilities

  • **Leasing Activities**
    • Meet and greet the public, responding to inquiries and providing information about our properties.
    • Verify applications for residency, execute marketing and related forms, and make call-backs to potential residents.
    • Draw up leases for signatures, receive notices to vacate, and prepare the weekly overview.
    • Walk the grounds to ensure curb appeal standards are being met and train new employees in leasing as requested.
  • **Administrative Duties**
    • Post rent, prepare bank deposits, write work orders, and inspect apartments recently vacated to determine the disposition of security deposits.
    • Prepare routine maintenance reports, order office supplies, and train new employees as requested.
    • Assist the Community Manager with various managerial reports and perform special marketing projects as needed.
  • **Additional Responsibilities**
    • Make off-site marketing calls to gain exposure and encourage businesses to inform their employees about our properties.
    • Prepare and analyze market studies, grid comparisons, and make recommendations.
    • Shop the competition, handle business calls, and provide pricing and policy recommendations.
  • **Requirements**
    • At least 12 months of computer experience and tenure with the company, with at least 6 months spent in a Leasing Consultant or Community Manager role.
    • Demonstrated leasing ability, strong leadership skills, and thorough knowledge of policies and procedures.
    • Ability to recognize problems and recommend solutions, and superior leasing abilities.
    • Proficiency in on-site computer hardware and software applications, and physical abilities to effectively communicate with prospects/residents.
