JOB SUMMARY

The Project/Loan Analyst plays a crucial role in the facilitation and enhancement of development initiatives within the organization. This position is tasked with the preparation and assessment of loan applications for diverse real estate ventures, evaluating the financial feasibility and credit standing of potential projects, ensuring that loans are structured effectively to minimize risk while supporting the company's investment goals. The role involves collaboration with internal teams, external lenders, and borrowers to streamline the financing process and guarantee adherence to regulatory standards. Additionally, the analyst is responsible for gathering and interpreting market and project data, tracking progress, and ensuring alignment with organizational objectives. The effectiveness of this position significantly impacts the company's ability to achieve substantial financial returns and expand its portfolio.

KEY RESPONSIBILITIES

  • Conducts thorough reviews and evaluations of loan applications for real estate development projects, encompassing residential, commercial, and mixed-use properties.
  • Collaborates with the Capital Markets Group to perform comprehensive financial analyses of borrowers, including scrutiny of income statements, balance sheets, cash flow forecasts, and other financial documentation to assess creditworthiness and repayment capacity.
  • Prepares detailed Cost and Cash Flow Proformas.
  • Works alongside the Capital Markets Group to assess lender loan proposals, analyzing and recommending the most suitable financing options.
  • Engages with internal teams to structure loan terms and conditions that are consistent with project needs, risk appetite, and investment strategies.
  • Conducts due diligence on potential borrowers and real estate projects, including property valuation and market assessments.
  • Reviews lender loan documentation, ensuring precision and compliance with regulatory and company standards.
  • Coordinates with internal departments (such as development, legal, and finance) and external entities (including lenders, brokers, appraisers, and environmental assessors) to facilitate the financing process and address any arising issues.
  • Assists the CFO in establishing benchmarks and objectives for each financing transaction.
  • Monitors existing loan performance, tracks repayment schedules, identifies potential risks or delinquencies, and prepares regular updates for management and stakeholders.
  • Administers loans and lines of credit, approving loan payments and maintaining mortgage files and internal databases.
  • Prepares and presents comprehensive reports on loan performance, risk evaluations, and portfolio status to senior management and stakeholders.
  • Contributes to the development of project plans, timelines, and budgets.
  • Collaborates with project managers and team members to define project scope, objectives, and deliverables.
  • Creates and maintains real estate development project proformas and conducts quantitative analyses using real estate finance calculations such as discounted cash flow, net present value, return on investment, debt service, and amortization schedules.
  • Oversees the collection of data for quantitative analysis from internal departments and external sources.
  • Conducts site searches and analyses, including parcel and neighborhood information, zoning, tax credit and incentive eligibility, and due diligence on land and building conditions.
  • Prepares and reviews necessary acquisition documents, including letters of intent, purchase agreements, and due diligence reports.
  • Researches and reports on emerging development concepts, real estate trends, market analyses, industry news, legislation, and economic forecasts.

ADDITIONAL RESPONSIBILITIES

  • Assists internal departments with tasks such as refining procedures, tracking projects, and organizing project files.
  • Networks to establish new business contacts and nurture existing relationships within the real estate sector.
  • Coordinates and prepares monthly construction draw requests and ensures timely receipt of funds.
  • Stays updated on market trends, regulatory changes, and economic factors impacting the real estate and lending industries.
  • Enhances existing and pursues new business relationships to strengthen the company's market position.
  • Applies an organized approach to responsibilities and process improvements while managing complex procedures simultaneously.
  • Participates in cross-functional projects or task forces related to organizational development or process enhancement.
  • Engages actively in initiatives as required.
  • Performs other duties as assigned.

EDUCATION & EXPERIENCE

  • Bachelor's Degree in Real Estate Development, Urban Planning, Architecture, Business, Finance, or a related field.
  • A minimum of two years of experience in a financial or quantitative analysis role or real estate financial underwriting.
  • Previous experience in real estate lending, loan underwriting, or financial analysis, preferably within the real estate development sector.
  • Proficiency in financial modeling, Excel, and relevant software applications.
  • Experience managing multiple projects concurrently and meeting tight deadlines.
  • Experience reviewing loan documentation is preferred but not mandatory.
  • Demonstrated communication and interpersonal skills, with the ability to engage effectively with stakeholders and executives.

KNOWLEDGE, SKILLS & ABILITIES

  • Ability to conduct quantitative analyses using real estate finance calculations.
  • Understanding of financial analysis and feasibility studies related to real estate development.
  • Knowledge of real estate finance principles, lending practices, and regulatory requirements.
  • Familiarity with federal and state regulations affecting real estate lending and finance.
  • Strong organizational skills with the ability to multitask and prioritize effectively.
  • Excellent communication and interpersonal skills for effective collaboration.
  • Proficient time management skills with a proven ability to meet deadlines.
  • Proficiency in project management software and MS Office Suite; experience with Yardi and ARGUS platforms is a plus.
  • Strong analytical skills and attention to detail for interpreting complex financial data.
  • High level of accuracy and attention to detail in all aspects of work.
  • Ability to build and maintain relationships with lenders, borrowers, and other stakeholders.
  • Effectively present complex information to various stakeholders.
  • Strong negotiation skills for effective collaboration with lenders and borrowers.
  • Ability to adapt to changing market conditions and regulatory environments.
