JOB SUMMARY

The Project/Loan Analyst plays a crucial role in enhancing the planning, execution, and successful completion of development initiatives within Uniland Development Company. This position involves preparing and evaluating loan applications for diverse real estate ventures, assessing the financial soundness and creditworthiness of potential projects, ensuring loans are structured to minimize risk while aligning with the company's investment goals, and collaborating with internal teams, external lenders, and borrowers to streamline the financing process while ensuring compliance with regulations.

KEY RESPONSIBILITIES

  • Analyze and review loan applications for various real estate development projects, including residential, commercial, and mixed-use properties.
  • Conduct comprehensive financial assessments of borrowers in collaboration with the Capital Markets Group, reviewing financial statements and projections to evaluate creditworthiness.
  • Prepare detailed Cost and Cash Flow Proformas.
  • Evaluate lender proposals and recommend optimal financing options in conjunction with the Capital Markets Group.
  • Work with internal teams to structure loan terms that meet project needs and investment objectives.
  • Perform due diligence on potential borrowers and projects, including property valuations and market assessments.
  • Review loan documentation for accuracy and compliance with regulatory standards.
  • Coordinate with internal departments and external stakeholders to facilitate the financing process and resolve issues.
  • Assist in establishing objectives for financing transactions.
  • Monitor existing loan performance, track repayment schedules, and prepare reports for management.
  • Administer loans and lines of credit, ensuring timely updates to internal databases.
  • Prepare and present comprehensive reports on loan performance and risk assessments to senior management.
  • Support project planning by developing timelines and budgets.
  • Collaborate with project managers to define project scope and deliverables.
  • Create and maintain financial models for real estate development projects.
  • Collect and analyze data for quantitative assessments from various sources.
  • Conduct site analyses, including zoning and property condition assessments.
  • Prepare necessary acquisition documents and conduct market research on development trends.

ADDITIONAL RESPONSIBILITIES

  • Assist in refining departmental procedures and organizing project documentation.
  • Network to build and maintain professional relationships within the real estate sector.
  • Coordinate monthly construction draw requests and ensure timely fund receipt.
  • Stay updated on market trends and regulatory changes affecting the industry.
  • Enhance business relationships to foster loyalty and collaboration.
  • Organize responsibilities and improve processes to ensure efficiency.
  • Participate in cross-functional projects aimed at organizational improvement.
  • Perform other assigned duties as necessary.

EDUCATION & EXPERIENCE

  • Bachelor's Degree in Real Estate Development, Urban Planning, Business, Finance, or a related field.
  • Minimum of two years of experience in financial analysis or real estate underwriting.
  • Proficiency in financial modeling and relevant software applications.
  • Experience managing multiple projects and meeting deadlines.
  • Strong communication and interpersonal skills.

KNOWLEDGE, SKILLS & ABILITIES

  • Ability to conduct quantitative analyses using real estate finance metrics.
  • Understanding of financial analysis related to real estate projects.
  • Knowledge of lending practices and regulatory requirements.
  • Strong organizational and time management skills.
  • Proficiency in project management software and MS Office Suite.
