Job Overview

ResourceOne - Client Search is seeking a seasoned Senior Real Estate Development Manager to lead the expansion of our restaurant and bar group in the DFW Metroplex.

This pivotal role will oversee the scope and development process, ensuring the success of our growth initiatives.

  • Conduct comprehensive site survey reviews and budget assessments
  • Develop and manage project milestones and schedules
  • Effectively handle permit management and bid qualifications
  • Coordinate procurement activities and oversee project awarding
  • Provide expert oversight in construction management and contract closeouts
  • Work in conjunction with internal and external consultants throughout the process of the projects
  • The Development Manager will also participate in ongoing strategic review of company real estate assets
  • Prepares Market Development Plans by segmenting markets into smaller trade areas; and create a growth plan for each area that includes targeting parcels for new stores and competitive stores to acquire
  • Works with financial models to qualify projects for lease or purchase
  • Negotiates Purchase contracts with sellers and leases with Landlords
  • Prepares real estate proposals and contracts for management approval
  • Initiates and organizes real estate market tours for site selection and market reviews
  • Compiles site ride presentations and market summaries
  • Manage progress of due diligence activities, entitlement activities, beer and wine applications, escrow closings, etc
  • Meet with government officials and attend public hearings
  • Coordinate with architects, engineers, attorneys, and other consultants
  • Work closely with internal management team to design projects
  • Manage portfolio rationalization analysis – compiling valuation and timing strategies
  • Ensure compliance with requirements, policies, and regulations
  • Perform other duties as necessary

Requirements

  • Bachelor's degree in Real Estate, Finance, or related field
  • 5 to 7 years' experience in Commercial Real Estate, Development, Finance or Corporate Real Estate Management with emphasis in the food service/ restaurant industries.
  • Demonstrated ability to purchase and develop restaurant locations
  • Working knowledge of broker networks, market valuations for real property and leasehold investments
  • Familiarity with Microsoft Teams, SharePoint, Outlook, Word, and PowerPoint
  • Self-motivated, self-directed individual with strong organizational skills required
  • Requires some travel, including some overnight travel
  • Proficiency in Word and Excel required
  • Requires a driver's license and a good driving record
  • Ability to drive to local locations when needed

Benefits

Salary: $135,000 - $155,000
