The Building Maintenance Specialist, as a key member of the facilities team and under the guidance of the Facilities Manager, is tasked with the upkeep and repair of the organization's structures, utility systems, equipment, and surrounding areas. This role involves strategic planning, budgeting, and scheduling for facility enhancements, including cost estimations for materials, labor, and equipment.
Core Responsibilities
- Coordinate daily facility operations, including routine maintenance, repairs, upgrades, and urgent requests.
- Apply expertise in carpentry, painting, plumbing, and mechanical work.
- Supervise the activities of external contractors and service providers.
- Conduct inspections of buildings and grounds to identify fire, security, and health safety concerns, documenting findings and suggesting improvements to the Facilities Manager.
- Maintain cleanliness and compliance with regulatory standards in all work areas, adhering to Labor and Industry and Health and Safety regulations.
- Develop and manage preventative maintenance schedules, ensuring timely execution of tasks.
- Respond promptly to maintenance requests, documenting all completed work.
- Assess equipment and facilities to identify repair needs, collaborating with approved external vendors as directed by the Facilities Manager.
- Ensure efficient processing of documents, purchase orders, and effective communication.
- Repair and refresh office spaces and other areas following wear and tear.
- Perform regular fire safety checks, including testing smoke alarms, fire extinguishers, and emergency lighting, and record all results.
- Plan and estimate time and resources required for various tasks.
- Maintain accurate records of completed jobs and materials utilized.
- Organize snow removal operations as necessary.
- Keep detailed records of all purchases made with assigned funds, following organizational protocols.
- Foster positive relationships with employees, clients, partner organizations, volunteers, and the public.
- Deliver exceptional customer service to all facility users.
Qualifications
a. Education and Experience
- High school diploma or equivalent required.
- At least one year of relevant experience or training preferred.
- Knowledge and experience in carpentry, electrical systems, plumbing, and HVAC are essential.
b. Additional Requirements
- Successful completion of a criminal background check is mandatory.
- Must pass a tuberculosis (TB) screening.
- Reliable transportation and a valid driver's license are required.
- Individuals using their own vehicles for work must maintain a safe driving record and carry appropriate auto liability insurance.
- Completion of health certification requirements, including CPR, First Aid, and Bloodborne Pathogens training, within 30 days of employment is necessary.
- Proof of COVID-19 vaccination is required.
- Ability to respond to emergencies or disasters as needed.
- Willingness to work evenings, weekends, holidays, and extended hours, including on-call duties.
