Facilities Operations Supervisor

Lawson Companies, Inc. is looking for a dedicated Facilities Operations Supervisor to enhance our team. The Facilities Operations Supervisor will oversee and coordinate all operational maintenance activities for the property, ensuring efficiency and responsiveness with the maintenance crew.

Key Responsibilities:

1. Leadership and Management

  • Recruit, train, and mentor maintenance personnel to guarantee effective execution of essential tasks.
  • Maintain clear communication with administrative staff.
  • Ensure timely reporting to the Director of Maintenance.
2. Service Request Oversight
  • Guarantee that all service requests are addressed within a twenty-four (24) hour timeframe.
  • Efficiently turn over and renovate vacant units to minimize revenue loss.
  • Accurately input and close work order tickets.
3. Preventative Maintenance Oversight
  • Conduct daily inspections of the property for any signs of deterioration or damage.
  • Ensure adherence to preventative maintenance protocols.
  • Provide recommendations for significant improvements and budgetary expenditures.
4. Safety Management
  • Ensure that all service, storage, and maintenance areas are clean, well-maintained, and adequately illuminated.
  • Enforce compliance with established safety standards and procedures.

  • Perform daily inspections of the grounds to ensure cleanliness and appeal.
7. Budget Management
  • Assist the Property Manager in keeping property expenditures within budgetary constraints.
8. Customer Satisfaction in Maintenance

9. Inventory Management
  • Advise on supply purchases, and assist in the prompt processing of invoices and purchase orders.
10. Contract Management
  • Possess a general understanding of all contracts and suppliers, including their service schedules and supply availability.
  • Coordinate contractor services, ensuring proper inspection of work for quality assurance. Provide recommendations and develop specifications to prevent overcharging by contractors.
11. Additional Responsibilities

Qualifications:

High School diploma or equivalent required.

• Minimum Type I & II CFC refrigerant certification in accordance with 40CFR Part 82, Subpart F is mandatory.

• Certified Manager of Maintenance (CMM) designation or the ability to obtain it within one (1) year is required.

• Mechanical aptitude with at least two (2) years of experience in maintenance trades.

• All relevant certifications must be obtained within the first year of employment.

• Strong interpersonal skills and the ability to effectively supervise maintenance personnel.

• Valid driver's license and a clean driving record are essential.

• Must have reliable transportation for timely execution of work requests.

• Demonstrated enthusiasm, integrity, and a positive attitude are crucial.

• Availability to work during adverse weather conditions and emergencies is expected.
