Position Summary

KKCS is currently seeking a qualified Maintenance & Operations - Program Manager to oversee various phases of projects related to educational facilities. This role entails managing pre-construction, bidding, construction, and project close-out processes. The Program Manager will evaluate pre-construction documents, liaise with public agencies and project personnel, and ensure compliance with budgetary and scheduling standards set by the School District.

Key Responsibilities:

  • Oversee and coordinate all aspects of assigned projects from pre-construction through to close-out.
  • Review pre-construction documents and provide feedback to designers as needed.
  • Prepare and present project status reports to senior management.
  • Coordinate with relevant public agencies during all project phases to ensure compliance with regulations.
  • Manage project budgets and schedules to align with District standards, monitoring financial progress monthly.
  • Supervise contractor activities, reviewing schedules and addressing inquiries through formal channels.
  • Evaluate contractor substitution requests to ensure compliance with specifications.
  • Negotiate contractor change orders to achieve fair pricing while addressing schedule impacts.
  • Oversee payment processes for contractors and associated parties.
  • Administer Professional Service Agreements between architects and the District.
  • Facilitate the delivery of fixtures, furniture, and equipment as required.
  • Ensure project close-out aligns with certification requirements and financial reconciliation.
  • Perform additional duties as assigned.

Qualifications:

Required:

  • A minimum of eight (8) years of professional experience in Project/Construction Management, specifically in Commercial or Public/Educational Facility Construction, with a focus on complex projects valued at $2M or more.
  • A Bachelor's or Master's degree in Architecture, Engineering, or Construction Management.

Preferred:

  • Experience with Building Information Modeling (BIM).
  • Familiarity with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
  • Knowledge of the Division of State Architects (DSA) construction/design/certification process.
