Job Summary

The Community Manager Lease-Up Specialist will be responsible for coordinating and managing all aspects of property operations, including leasing, customer service, maintenance, and financial management. This role requires a thorough understanding of property operations and the ability to lead and direct on-site staff to achieve operational goals.

Key Responsibilities
  • Lease the property from pre-leasing to stabilization by meeting or exceeding expected targeted goals and milestones
  • Embody the company culture and provide a supportive environment for training and growth, demonstrating a commitment to maintaining the highest standards
  • Conduct daily staff meetings to set expectations and ensure all team members are aligned with company goals
  • Walk common areas daily to ensure they are clean and well-maintained
  • Lead, mentor, and direct on-site staff to ensure all operational goals are achieved
  • Ensure all team members present a professional appearance and follow established dress codes
  • Work with staff members to build their skill sets and improve their abilities, helping team members to grow and develop professionally
  • Provide exceptional customer service to residents by responding to complaints, questions, and requests in a timely and professional manner
  • Drive leasing to achieve occupancy goals at or above budgeted expectations
  • Direct the leasing team to ensure all leads are responded to quickly and professionally
  • Direct the maintenance team to ensure all service requests are answered timely and resolved satisfactorily, grounds are well-maintained, and unit turns are accomplished quickly and efficiently
  • Verify that all make-ready units are walked by a member of the leasing team upon completion and meet expected standards
  • Maintain occupancy to meet/exceed budgeted expectations and suggest rent growth opportunities
  • Stay ahead of competition by possessing a thorough understanding of the local market and drawing attention to trends that will impact occupancy and pricing
  • Ensure competition research is completed as required
  • Ensure renewal offers are delivered timely and work with staff to bolster resident retention
  • Oversee collection of rent, ensure late fees are collected, and evictions are filed on schedule
  • Attend court proceedings for collections/evictions as necessary
  • Provide input into the development of annual budgets
  • Actively manage operational finances, controlling spending to budget
  • Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports
  • Manage vendors, ensuring all work is performed timely, is completed well, and is paid quickly
  • Conduct regular property inspections to ensure all physical aspects of the property meet established standards
  • Manage time of all staff members to ensure all required reporting is completed on-time
  • Strive to increase professional knowledge and abilities, working towards moving forward professionally
Requirements
  • Basic computer knowledge including Microsoft Word, Excel, Outlook; property management software
  • Positive attitude and focus on customer service
  • Sales, leasing, and marketing ability
  • Experience in social media and technology
  • Strong time management, organization, problem-solving, and judgment skills
  • Keen attention to detail and accuracy
  • Strong written and verbal communication skills
  • Flexibility to work weekends, overtime, and other unscheduled times as needed
Supervisory Responsibilities

This position has supervisory responsibilities

Education and Experience
  • College degree preferred (2 or 4 Year); high school diploma or equivalent combination of education required
  • Industry designations such as CAM, ARM, CAPS and CCM are strongly encouraged
  • 3+ Years prior management experience
Physical Requirements
  • Prolonged periods sitting at a desk and working on a computer
  • Must be able to lift up to 15 pounds at times
