Key Responsibilities

The Senior Title Specialist, under the guidance of the Lead Agent or Right of Way Supervisor, possesses a comprehensive understanding of all right of way processes, including title research, permitting, acquisition, and documentation. The individual is well-versed in property valuation, survey drawings, and alignment sheets.

Core Duties
* Assist the Right of Way Supervisor in mentoring Right of Way Agents.
* Obtain consent to access properties from landowners and tenants.
* Negotiate for right of way options, easements, fee interests, and curative documents while adhering to the established pricing policy as directed by the Right of Way Supervisor or as required by project documentation.
* Help develop a construction line based on conditions and/or restrictions imposed by landowners and/or tenants.
* Maintain a meticulous diary documenting all interactions with property owners and tenants, and prepare a comprehensive weekly activity report.
* Keep a detailed record of all financial transactions.
* Negotiate damage settlements as necessary.
* Provide support for all construction activities as needed.
* Document all right of way activities as required.
* Comply with the project Safety Plan.

Qualifications

Education: An Associate's Degree is preferred, or equivalent experience.

Professional Experience:
  • Experience in a title agent role or a related position.
  • Proficient in researching land ownership.
  • Skilled in Microsoft Office applications, including spreadsheets and word processing.
  • Possesses specialized knowledge in title research methodologies and techniques. Must demonstrate competence in land descriptions, surface and subsurface rights, document analysis, and resolving title defects.
  • Able to work independently, make informed decisions, and exercise judgment while researching county records and performing related tasks.
  • Practical experience in applying, modifying, and adapting standards, techniques, and procedures.
  • Advanced capability to plot metes and bounds descriptions and convert various land measurement values.
Physical, Environmental, and Mental Requirements
* The employee must be capable of lifting and/or moving up to 35 pounds. Good judgment is expected when handling office supplies and furniture, and assistance or back support should be sought when necessary. Specific vision abilities required for this role include close vision, distance vision, color vision, and the ability to adjust focus when using a computer monitor and performing other manual tasks. The employee is required to sit, use hands and fingers to handle or feel objects, tools, and controls, as well as reach with hands and arms, hear, and talk. The role also requires standing, walking, stooping, kneeling, or crouching.

Department/Location Specific Requirements
* Additional tasks may be assigned as necessary.
* Travel may be required based on job demands.
* The majority of work will be conducted in a well-lit, temperature-controlled office environment, with fieldwork at various locations, including governmental agencies and corporate offices. Frequent interruptions for impromptu meetings are expected.

Compensation: Compensation will vary based on experience, education, skill level, geographical location, and other compensable factors.

Other Compensation: Employees may be eligible for participation in the Company's annual Discretionary Bonus Program, contingent on Company, Business Segment, and Individual performance against Key Performance Indicators that vary by year and employee.
