Position Summary:

We are looking for a skilled and motivated Senior Property Administrator with 10-15 years of practical experience to manage a diverse portfolio of properties, including condominiums, co-operatives, and rental units. This essential role involves leading the efficient and effective management of our properties, delivering exceptional service to our clients, and maintaining high standards of resident satisfaction.

Key Responsibilities:

Property Oversight:

  • Oversee daily operations of a portfolio of properties, including maintenance, inspections, and repairs.
  • Supervise property staff, including leasing agents and maintenance teams.
  • Track property budgets and financial performance.

Client Engagement:

  • Serve as the primary liaison for property owners and association boards.
  • Provide regular updates, reports, and recommendations to clients regarding property performance.
  • Address client inquiries and concerns promptly and professionally.

Resident Relations:

  • Build positive relationships with unit owners, shareholders, and residents, ensuring their needs are met in a timely manner.
  • Handle and resolve resident issues, complaints, and maintenance requests.
  • Implement strategies to enhance resident satisfaction and retention.

Vendor Coordination:

  • Collaborate with vendors and contractors for property maintenance and improvement initiatives.
  • Solicit competitive bids and negotiate contracts to ensure cost-effective services.
  • Ensure vendor performance aligns with our high standards.

Regulatory Compliance:

  • Stay informed about local, state, and federal housing laws and regulations.
  • Ensure properties comply with all applicable laws and regulations.
  • Manage legal issues and disputes as they arise.

Qualifications:

  • Bachelor's degree in Real Estate or a related field (preferred).
  • A minimum of 10 years of experience in property management, demonstrating a successful track record.
  • Strong familiarity with property management software and tools, including but not limited to Buildium, Vantaca, and AvidXchange.
  • Excellent communication, negotiation, and problem-solving abilities.
  • Proficiency in financial management and budgeting.
  • Relevant certifications (e.g., Certified Property Manager - CPM) are advantageous.

Job Type: Full-time

Compensation: $108,000 per year with health insurance and 401k retirement plan if hired as a W-2 employee.

OR

$120,000 per year with no health insurance and no 401k retirement plan if hired as a 1099 worker.
