Key Responsibilities
  • Building Systems Management: Responsible for the efficient operation, maintenance, and repair of all building systems, including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
  • Equipment Installation and Repair: Installs, fabricates, constructs, troubleshoots, and repairs complex mechanical and electrical equipment with minimal supervision.
  • Work Coordination and Tracking: Coordinates, distributes, and tracks work assignments, plans work to be performed, and obtains necessary tools, equipment, and materials.
  • Equipment Maintenance and Inspection: Demonstrates a thorough knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work.
  • Shop and Equipment Room Maintenance: Responsible for keeping the shop, equipment rooms, and common areas clean, organized, and safe.
  • Technical Training and Development: Assists in the technical training and upgrading of skills of less qualified personnel and measures progress to assist in annual staff performance evaluations.
  • Performance Goal Setting: Assists in establishing annual performance goals and objectives for staff.
  • Deficiency Reporting and Improvement Suggestions: Inspects all areas of the building(s) and reports deficiencies as well as suggestions for improvement with the Property Manager or Client.
  • Contractor Monitoring and Inspection: Assists in the monitoring of contractors, inspection of work, and generating deficiency lists.
  • Emergency Response: Available for various shifts and to occasionally work extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs.
  • Employee Development and Support: Pursues employee development objectives recommended by the Operations Manager, Property Manager, and/or Director/VP of Engineering.
  • Technical Support: Provides technical support to the Lead Engineer, Building and Maintenance Engineers.
  • OSHA and Loss Control Implementation: Assists the Operations Manager in the monitoring and implementation of OSHA requirements for the property and the effective execution of the loss control, preventive maintenance, and service call programs.
Essential Functions
  • Regularly required to stand, walk, reach, and use arms to perform tasks.
  • Regularly required to talk and hear and occasionally required to taste and smell.
  • Frequently required to sit, stoop, crouch, kneel, crawl, balance, and climb stairs and ladders.
  • Regularly required to lift and/or move up to 20 lbs., and occasionally required to lift/move 50+ lbs.
  • Specific vision abilities include close vision, distance vision, color vision, and depth perception.
