Resumen

Responsabilidades de nuestro Supervisor de Instalaciones

· Actuar como modelo a seguir para tu equipo de mantenimiento, creando un ambiente laboral positivo al liderar al equipo en la entrega y promoción de experiencias superiores para los clientes, apoyando siempre los objetivos de retención de residentes y mantenimiento de la comunidad.

· Realizar funciones de mantenimiento como supervisor operativo en HVAC, fontanería, electricidad, carpintería y otros sistemas.

· Capacitar, programar, desarrollar y gestionar el rendimiento de tu equipo para asegurar que se cumplan los objetivos de mantenimiento de la comunidad.

· Establecer y programar todas las prioridades y asignar responsabilidades de mantenimiento para alcanzar los estándares de mantenimiento de la empresa en cuanto a satisfacción y eficiencia de los residentes.

· Inspeccionar, programar y realizar mantenimiento preventivo rutinario en todos los equipos, unidades, áreas exteriores, edificios, comodidades y áreas comunes.

· Conocer y monitorear la condición de todas las unidades vacantes y gestionar el proceso de preparación para asegurar que siempre haya un inventario adecuado de apartamentos disponible.

· Asistir al Gerente de Propiedad en el desarrollo de presupuestos anuales para mantenimiento.

· Participar en la contratación de personal de mantenimiento.

· Mantener un taller limpio, ordenado y seguro.

· Coordinar el trabajo con proveedores y contratistas externos.

· Cumplir con los procedimientos de compra y controlar el inventario.

· Asegurarse de que se realicen y registren todas las verificaciones de luz bimensuales y que se realicen las reparaciones o reemplazos necesarios de bombillas y/o accesorios.

· Cumplir con las políticas y procedimientos de mantenimiento y seguridad, asegurando que tu equipo permanezca en cumplimiento. Informar de inmediato las violaciones de seguridad y posibles responsabilidades al Gerente de Propiedad.

· Mantener un registro preciso de todos los formularios de mantenimiento dentro de los plazos establecidos, que incluye, entre otros, hojas de tiempo, registros de horas extras, registros de inspección, solicitudes de mantenimiento, registros de piscina, etc.

· Programar al equipo de mantenimiento en una rotación semanal para manejar emergencias fuera del horario laboral, llamadas durante los días festivos y ser soporte de respaldo según sea necesario para emergencias fuera del horario laboral y condiciones climáticas adversas. Sin embargo, la rotación de llamadas y el soporte de respaldo se determinarán según el tamaño de tu equipo. Los horarios de guardia deben abarcar de lunes a domingo.

· Proporcionar apoyo adicional a tu equipo, a la empresa y a sus otros equipos y comunidades según se solicite razonablemente.

Calificaciones

· Debe ser elegible para trabajar en los EE. UU.

· Debe tener una licencia de conducir válida.

· Debe estar certificado en HVAC y EPA.

· Debe tener sus propias herramientas.

· Debe tener transporte confiable.

· Mínimo de 2 años de experiencia en el puesto de Mantenimiento Principal en multifamilia.

· Ser bilingüe es una ventaja.

Demandas Físicas

Las demandas físicas descritas aquí son representativas de aquellas que debe cumplir un empleado para realizar con éxito las funciones esenciales del trabajo. Al realizar las tareas de este trabajo, el empleado necesitará desplazarse de un piso a otro, subir escaleras y se requerirá que viaje entre edificios en diversas condiciones climáticas exteriores. El empleado también puede necesitar permanecer en una posición estacionaria el 30% del tiempo; usar las manos para operar herramientas, equipos, maquinaria y necesitará caminar, hablar y escuchar regularmente. Debe poder viajar dentro de un radio de 20 millas de la comunidad. Los viajes pueden variar en frecuencia y duración.

Además, debes poder realizar las funciones físicas del puesto, que pueden incluir, pero no se limitan a lo siguiente:

· Flexibilidad para trabajar noches, fines de semana y/o días festivos cuando sea necesario. Y, según sea necesario durante condiciones climáticas adversas.

· Se requerirá que estés de pie, te agaches, camines, te sientes, te arrodilles, te inclines, empujes, tires, cargues, mantengas el equilibrio, uses las manos y los dedos para utilizar herramientas y controles, y alcances.

· Debes poder discernir la percepción de profundidad, distancia y visión cercana.

· Debes poder empujar, tirar, levantar, cargar o maniobrar pesos de hasta 100 libras o 150 con apoyo adicional o con el uso de otro equipo.

Habilidades/Capacidades Requeridas

· Comunicación efectiva con equipos, residentes, proveedores y gestión.

· Capacidad para liderar y gestionar un equipo.

· Dominio en todos los aspectos del mantenimiento, incluyendo pero no limitado a HVAC, electricidad, fontanería, reparación de electrodomésticos, inspecciones, mantenimiento preventivo, mantenimiento de piscinas y comodidades, techado, carpintería y albañilería.

· Proporcionar experiencias superiores a los clientes.

Debes tener un vehículo confiable para realizar diversas tareas de gestión, diligencias de propiedad, desplazarte a nuestra sede según sea necesario y cualquier otro viaje relacionado con el trabajo. Debes tener prueba de un seguro de responsabilidad civil actual para el vehículo utilizado como transporte.
