Position Overview:
The Lead Building Engineer plays a crucial role in executing intricate preventive maintenance and corrective repairs of facilities, industrial systems, equipment, and grounds. Operating with limited oversight, this position will oversee building system operations and performance. The Lead Building Engineer will apply various trade skills, including carpentry, plumbing, electrical work, painting, roofing, and HVAC systems.

Key Responsibilities:

  • Assess daily work orders and delegate tasks as needed. Monitor recurring issues and propose solutions for resolution.
  • Supervise and evaluate the work conducted by engineering personnel. Ensure that tasks are completed, equipment is operational, and client spaces are maintained in optimal condition.
  • Develop and execute a preventive maintenance strategy to guarantee that building machinery and systems achieve or surpass their expected lifespan.
  • Inspect building systems, including fire alarms, HVAC, and plumbing, to confirm that equipment operates within design specifications and meets environmental conditions set by clients.
  • Analyze assigned work orders. Estimate time and materials required for repairs. Maintain an adequate inventory of supplies and tools, ordering necessary materials to complete all tasks.
  • Collaborate with the Chief Engineer or Property Manager and clients to schedule preventive maintenance and minimize business disruptions.
  • Carry out assigned repairs, emergency interventions, and preventive maintenance. Document maintenance and repair activities as required.
  • Respond promptly to emergency situations, calling for additional assistance as necessary.
  • Maintain an energy management program to ensure that all systems operate efficiently, keeping operating costs low.
  • Ensure personal safety and the safety of others affected by your work.
  • Perform additional duties as assigned.

Qualifications:

  • High school diploma or GED, with a minimum of two years of relevant experience and/or trade school training or a comparable combination of education and experience.
  • At least 5 years of experience in building maintenance.
  • Appropriate licenses/permits for trades as required, such as Journeyman or Master Electrician License or City Licenses (e.g., Refrigeration Certificate of Fitness, High Pressure Boiler License).
  • Experience in the operation, maintenance, and basic repair of HVAC systems, boilers, heaters, pumps, refrigerant systems, and water systems.
  • Knowledge of energy management systems, techniques, and operations.
  • Comprehensive understanding of all building systems operations, maintenance, and repair.
  • Basic proficiency in Microsoft Office applications, including Outlook, Word, and Excel.
  • Thorough understanding of HVAC, electrical, and building automation systems.
  • Ability to comprehend and provide general instructions in standard situations.
  • Strong organizational and analytical skills.
  • Effective communication skills.
  • Strong customer service orientation.
  • Willingness to work shifts and/or be on call as needed.
  • Physical ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs. of equipment.
  • Ability to lift and carry objects up to 50 pounds for distances of up to 30 feet.
  • May be required to work extended hours without relief in response to priority/emergency situations.
  • Capability to climb ladders and stairs.
