Property Manager

Job Summary:
The Property Manager is responsible for the day-to-day operations of an individual apartment community, building an effective staff team to meet and/or exceed ownership goals and objectives. This role requires intimate knowledge of all Company policies and procedures, implementing and monitoring same.
Key Responsibilities:
- Assume full responsibility for achieving Owners' goals within the approved property budget.
- Develop and maintain professional relationships with Residents, ensuring satisfaction and goodwill.
- Supervise site staff, handle new rental documents, and manage rental collection, bank deposits, and petty cash funds.
- Develop schedules for maintenance, grounds, and housekeeping work, supervising such activity and inspecting common areas.
- Assign work orders, supervise service contracts, and inspect service contract work prior to payment.
- Conduct annual inspections of grounds, apartments, clubhouse, and maintenance buildings, identifying repairs, preventive maintenance, and housekeeping needs.
- Hire, supervise, and discharge employees, training and motivating staff to meet performance standards.
- Review and approve time cards, conducting annual performance reviews.
Requirements:
- High school diploma, preferably a bachelor's degree, and a minimum of 1-year proven apartment management experience.
- ARM Certification required, CPM designation preferred.
- Proficiency with Microsoft Office, attention to detail, and strong communication and interpersonal skills.
Special Demands:
This role requires sitting or standing at a desk for long periods, eye and hand coordination for monitor screen viewing, and high volume keyboard use. Driving to properties for audits and attending training seminars is also required.
