Key Responsibilities:
  1. Drive Operational Improvement: Lead your community teams to increase physical and economic occupancy, and develop a stable and well-trained team of professionals who understand the RR Living Core Values.
  2. Achieve Budgeted Goals: Meet or exceed budgeted income, expenses, and CNOI every month, quarter, and year on the assets you are responsible for.
  3. Market Expertise: Proactively recognize trends and market conditions that may impact property performance, and become an expert on the markets you are in.
  4. Economic Downturns: Successfully lead through economic downturns to ensure the assets under your direction are leading the market in performance and proforma budget achievement.
  5. Delinquency Management: Achieve and maintain delinquency at less than 2% on stabilized assets, and develop tiered expectations to achieve the 2% or better goal on each asset within 90 days.
  6. Occupancy and Rental Rate Growth: Achieve portfolio and proforma occupancy goals, and grow rental rate and income in accordance with ownership business strategies and assigned budget.
  7. Team Development: Build a team of direct reports and community team members who understand the importance of executing an exemplary resident experience.
  8. Community Maintenance: Ensure communities are well-maintained physically, including curb appeal, a safe and enjoyable community atmosphere, well-maintained amenities, and rental homes where residents are proud to have family and friends visit.
  9. Administrative Reporting: Ensure communities in your portfolio achieve net move-in goals, retention, and rate expectations, and administrative reporting is on time and accurate.
  10. Leadership Development: Hire, train, mentor, and develop future leaders and community team members, and proactively manage underperformers by training them, developing them, and respectfully off-boarding those who are not performing.
  11. Physical Property Walks: Frequently conduct physical property walks to ensure cleanliness, condition, and that all areas are in good working order.
  12. Software Proficiency: Quickly learn how to navigate and use the computer software programs utilized by the company, including Real Page One Site, On-Site, AppFolio, Knock, Buzz, Apartment IQ Rentable, and more.
  13. Professional Relationships: Maintain ethical, professional, respectful, and courteous relationships with residents, teammates, and other customers, and follow all local, federal, and state regulations, including Fair Housing Guidelines.
  14. Community Ambassador: Act as an Ambassador of RR Living, building relationships in the surrounding neighborhoods and community, and in our RR Giving Impact Initiatives.
  15. Founder's Mentality: Lead your team with a Founder's Mentality, thinking strategically and being an integral and key part of the property management leadership team.
