Job Overview
Turner & Townsend is on the lookout for a seasoned Lead Cost Consultant or Quantity Surveyor to deliver commercial oversight, financial management, and estimating services for a prominent technology client's extensive data center construction initiative.

Work Arrangement
This role offers the flexibility to work remotely, with necessary onsite engagements as dictated by client requirements (minimum once a month).

Key Competencies
To excel in this position, you must possess excellent communication abilities and be adept at engaging in client-facing interactions.

Core Responsibilities:

  • Estimate and negotiate change orders throughout the construction process.
  • Provide comprehensive cost planning, including the creation and presentation of the final cost plan.
  • Collaborate with the design services team and general contractor to develop accurate cost estimates.
  • Reconcile changes and support the general contractor in ensuring data accuracy.
  • Engage with the general contractor and owner project manager to gather status updates for cost estimate revisions.
  • Draft written feedback on the general contractor's submissions, including an executive summary.
  • Coordinate various sources of cost information for discussions and supplier data from NPA, subcontractors, and quantities from A/Es.
  • Advise and influence engineering priorities based on cost implications.
  • Proactively address scheduling challenges with minimal oversight.
  • Oversee cost assessments and conduct valuations on larger projects, ensuring timely and precise cost checking and valuation processes.
  • Actively participate in post-contract cost variance assessments and change control procedures.
  • Manage cost impact, contingency management, and commitment tracking logs.
  • Prepare funding data presentations and facilitate value engineering sessions with stakeholders.

Pre-Contract Responsibilities:

  • Develop cost plans and estimates throughout the design phase, delivering updated cost plans at key design milestones.
  • Provide commercial insights during design optioneering and contribute to value engineering efforts.
  • Review contractor and subcontractor pricing, leading negotiations on behalf of the client to secure equitable contract prices.

Post-Contract Responsibilities:

  • Conduct quantity surveying, cost control, and change management activities throughout the project lifecycle.
  • Ensure effective management of post-contract cost variances and change control processes.
  • Oversee cost auditing and valuation tasks, ensuring a robust validation process is in place.
  • Produce monthly cost reports for client presentations.
  • Facilitate timely negotiation and agreement of final accounts.
