Job Overview

Salary: $95,000 - $115,000

The Project Manager at TMG Construction oversees all phases of construction projects from inception to completion. This role typically involves managing commercial and institutional projects with a contract value of up to $5 million. The Project Manager must possess a strong understanding of various project delivery methods, including IDIQ, Lump-Sum Contracting, and Fast Track contracts. While the role primarily involves managing subcontractors, the Project Manager may also oversee self-performed construction tasks that enhance project outcomes.

Key Responsibilities
  • Oversee the construction workflow from project initiation through to closeout, including estimating, negotiation, contracting, and financial management.
  • Engage with clients, design teams, and stakeholders to clarify project requirements and ensure satisfaction.
  • Obtain and manage necessary building permits and regulatory approvals.
  • Conduct site visits to ensure compliance with safety, quality, and cleanliness standards.
  • Prepare and manage cost estimates and proposals, particularly for change management.
  • Develop and maintain critical path project schedules using scheduling software such as Primavera P6 or MS Project.
  • Monitor project performance, updating schedules and identifying impacts on the critical path.
  • Collaborate with the Project Superintendent to manage look-ahead schedules.
  • Implement strategies for subcontracting or self-performing project components to meet objectives.
  • Negotiate contracts and purchase orders to align with project goals.
  • Proactively identify potential issues and facilitate effective solutions.
  • Lead project progress meetings and document outcomes.
  • Establish appropriate project control measures, including logs for submittals and change orders.
  • Manage project budgets and document changes to ensure stakeholder interests are met.
  • Prepare monthly requisitions and manage vendor payments to meet financial obligations.
  • Ensure compliance with all contractual and legal requirements throughout the project lifecycle.
  • Administer client-specific programs related to quality control, safety, and environmental stewardship.
  • Foster timely communication with support teams such as Accounting and HR.
  • Document substantial completion and manage the project closeout process.
  • Engage in industry networking and professional development opportunities.

Minimum Qualifications
  • B.S. degree in engineering or construction management with at least 7 years of experience in commercial or industrial contracting, or 12+ years of relevant experience without a degree.
  • Experience in estimating and managing both subcontracted and self-performed work.
  • Proficient in construction software and tools.
  • Preferred experience in government contracting.
  • Current safety certifications including OSHA 30, First Aid, and CPR.
  • Current CQC certification from USACE/NAVFAC.
  • Professional credentials such as Associate Constructor (AC), Certified Professional Constructor (CPC), or PE in good standing.
