Position Overview:
The Construction Project Manager will oversee the complete lifecycle of assigned projects, typically involving commercial and institutional constructions valued at $5M or less.
Success in this role requires a blend of process management skills, including but not limited to: indefinite delivery indefinite quantity (IDIQ), Lump-Sum Contracting, and Fast Track contracts.
While most tasks are executed through subcontractors, the Project Manager will also have the capability to manage self-performed construction activities as necessary.
Key Responsibilities:- Direct the construction workflow from project inception through to completion, including estimating, negotiation, contracting, and financial management;
- Collaborate with Owners, Design Professionals, and stakeholders to clarify project requirements and ensure client satisfaction;
- Manage building permits and regulatory compliance;
- Conduct site visits to monitor safety, quality, and cleanliness while overseeing the contracted scope of work;
- Prepare and manage cost estimates and proposals related to change management;
- Develop critical path project schedules to establish baseline timelines;
- Implement strategies for subcontracting or self-performing project aspects to meet objectives for cost, schedule, and quality;
- Negotiate contracts, subcontracts, and purchase orders as required.
Qualifications:
- B.S. degree in engineering or construction management with a minimum of 7 years of experience in commercial or industrial general contracting. Equivalent experience may be considered in lieu of a degree;
- Proven experience in estimating and managing both subcontracted and self-performed work;
- Strong understanding of construction methods related to commercial and institutional building projects;
- Preferred experience in government contracting.
Preferred Certifications:
- OSHA 30
- First Aid and CPR
- Current CQC certification from USACE / NAVFAC
- Professional credentials such as Associate Constructor (AC), Certified Professional Constructor (CPC), or PE in good standing.
