Role Overview:
The Facilities Maintenance Specialist will report directly to the Property Manager and Maintenance Supervisor, collaborating with the team to ensure that the property is kept in optimal condition and that all resident service requests are addressed promptly.

Key Responsibilities:
· Ensure all buildings, communal areas, and grounds are maintained safely and cleanly.

  • Execute special tasks as assigned by the Maintenance Supervisor or Property Manager.
  • Prepare vacant apartments to meet market-ready standards.
  • Maintain regular and on-call work schedules based on property requirements.
  • Perform various general maintenance tasks, including plumbing, appliance repairs, minor electrical work, and HVAC troubleshooting.
  • Respond promptly to resident service requests and concerns.
  • Report necessary repairs for vacant apartments, models, clubhouse, and common areas to the Maintenance Supervisor.
  • Assist in monitoring maintenance inventory levels.
  • Operate hand and power tools safely and effectively.
  • Support the Maintenance Supervisor with special projects as needed.
  • Maintain a professional and courteous demeanor when interacting with residents, colleagues, and the public.
  • Participate in resident events to foster community spirit and ensure satisfaction.
  • Exhibit consistent attendance and punctuality to fulfill essential duties satisfactorily.
  • Attend training sessions as required.

Qualifications:
· High school diploma or equivalent is preferred.

  • 1-2 years of experience in residential property maintenance.
  • Valid Driver's License.
  • Strong organizational skills with a detail-oriented approach.
  • Ability to work independently and collaboratively within a team.
  • Capability to prioritize tasks and manage multiple responsibilities.

Physical Requirements:
· The Facilities Maintenance Specialist must be able to lift and carry up to or over 50 pounds, with the following specifics:
  • 1-10 pounds constantly.
  • 15-25 pounds approximately 25% of the time.
  • Over 50 pounds around 10% of the time.

· Prolonged periods of standing and walking are required.
· Must be physically capable of climbing ladders and maneuvering in tight spaces.

Additional Requirements:
· Successful completion of background and drug screening is mandatory prior to employment.

  • Availability for a flexible schedule, including on-call rotations, weekends, and holidays.
