The Facilities Maintenance Specialist plays a crucial role in ensuring the functionality and appearance of all facilities. This position involves performing a variety of maintenance tasks while demonstrating outstanding communication and customer service skills. Availability for emergency situations outside of regular hours is essential.

Key Responsibilities:

  • Collaborate with the Property Manager daily to receive tasks and provide updates on ongoing projects.
  • Conduct general maintenance repairs and oversee the maintenance team.
  • Report any issues encountered to the Property Manager.
  • Complete maintenance requests and work orders promptly, prioritizing emergency repairs.
  • Participate in the semi-annual preventive maintenance program.
  • Manage snow removal tasks, ensuring safety during winter weather.
  • Respond to emergency situations within one hour and take necessary actions.
  • Perform inspections and replace defective lighting as needed.
  • Maintain cleanliness and organization in all work areas.
  • Deliver notices to community bulletin boards as required.
  • Report significant deficiencies within the buildings to the Property Manager.
  • Address any building damage or unusual occurrences promptly.

Qualifications:

  • Minimum of 3 years of experience in maintenance within onsite properties.
  • Proficient in basic carpentry, plumbing, electrical work, drywall, and painting.
  • Able to work independently and collaboratively within a team.
  • Strong troubleshooting and problem-solving skills.
  • Effective verbal and written communication skills.
  • Demonstrated initiative and a commitment to continuous improvement.
  • Ability to work respectfully with colleagues and residents.
  • Knowledge of safety protocols when handling hazardous materials and tools.
  • Experience in delegating tasks and ensuring completion.
  • Basic computer skills, including familiarity with spreadsheets and email.
