* Each applicant 18 years of age or older must completely fill out and sign their own application.
* A nonrefundable application fee of $40.00 is required for each applicant.
* Co-signers, current applicants' spouses, and current tenants applying for a new unit do not need to submit payment.

**Credit Reports:**
* Continental Real Estate Management, Inc. obtains credit reports for all applicants.
* A nonrefundable fee of $20.00 is charged for each credit report.
* If an applicant uses a guarantor/co-signer to qualify, Continental Real Estate Management, Inc. reserves the right to obtain credit reports on each guarantor/co-signer as well.

**Income Verification:**
* Proof of earnings and/or income is required for all applicants and guarantors.
* Self-employed applicants must provide their most recent filed tax return and the most recent three months' bank statements.
* Social Security income, Social Security Disability income, income from child support, or income from alimony payments must be documented to be considered as the applicant's income.
* Unverified income will not be considered.

**Pet Policy:**
* The following dog breeds are not permitted as pets in any of our rental properties: Rottweilers, Dobermans, or any dog known as a 'pit bull' (also known as American Staffordshire Terrier, American Bulldog, American Pit Bull Terrier, etc.).
* Rent will be increased $50.00 per month for the first pet permitted by the landlord, and an additional $25.00 per month for each additional pet approved by the landlord.

**Approval and Move-In Conditions:**
* All application fees have been paid in full, and all applications have been verified and approved.
* All applicants have provided necessary forms of identification, including photo ID and documentation.
* The required security deposit has been received.
* A rental or lease agreement has been signed by all approved applicants and/or guarantors/co-signers.

**Consumer Notice:**
* Continental Real Estate Management, Inc. and its licensees state that with respect to this property, we are acting in the following capacity: owner/landlord of the property, a direct employee of the owner/landlord, or an agent of the owner/landlord pursuant to a property management or exclusive leasing agreement.
