Job Summary:

The Construction Superintendent will oversee the daily construction activities at a project site, ensuring compliance with contract documents, trade/subcontractor scope of work, project schedules, and specifications. This role requires strong leadership and coordination skills to maximize production, eliminate disruptions, and maintain a safe and organized work environment.

Key Responsibilities:

  • Coordinate and schedule trade/subcontractors, material/equipment deliveries, and project progress.
  • Ensure compliance with contract documents, trade/subcontractor scope of work, project schedules, and specifications.
  • Maximize production, eliminate disruptions, and maintain a safe and organized work environment.
  • Comprehend all scopes of work and aid in dispute resolution.
  • Track field time, equipment, and materials relative to changes in work.
  • Implement and enforce safety and quality control policies and procedures.
  • Provide input on new and innovative ways to approach company needs.
  • Aid in business development and client relations by maintaining a clean, safe, and organized project site.
  • Understand client needs and achieve an acceptable level of satisfaction.
  • Know the project status and be prepared to answer questions concerning the project and your role as the Superintendent with confidence.
  • Identify mutual goals and objectives for the company and document to create a win-win atmosphere.
  • Complete activities assigned in a timely manner and within guidelines and deadlines set.
  • Maintain standards of personal appearance fitting for the role of Superintendent.
  • Provide leadership to subordinates through example.
  • Study and present standardization ideas to improve efficiency and effectiveness of the company.
  • Assist in ensuring duties assigned to others are being completed and that these duties are examined for exactness, neatness, and conformance to company policies and procedures.
  • Assist in training new employees on company systems, policies, and procedures.
  • Oversee and manage Keller tradesman and laborers assigned to the project, ensuring manpower is effectively and efficiently utilized.
  • Ensure Keller and rental equipment is safely and properly utilized and maintained.
  • Forecast Keller manpower needs.
  • Work on other projects/duties as assigned.

Project-Specific Responsibilities:

  • Project Schedule
  • Work with the Project Manager and trade/subcontractors to prepare a detailed master project schedule.
  • Monitor and update the project schedule with the Project Manager and Scheduling Consultant bi-weekly.
  • Develop, prepare, and monitor the three-week look-ahead schedule.
  • Review and update work activity reports regarding work activities that should have occurred but did not occur and/or work activities that should have started but did not start.
  • Provide data to the Project Manager for inclusion into monthly project status report.
  • Maintain the sequence of construction and report to the Project Manager changes to the sequence of construction.
  • Identify problem areas early and develop contingency plans for the successful delivery of the project and schedule.

Meetings/Inspections:

  • Participate in trade/subcontractor pre-construction meetings.
  • Participate in owner progress meetings.
  • Prepare, run, and document all weekly trade/subcontractor coordination meetings.
  • Prepare, run, and document all trade/subcontractor preparatory meetings.
  • Prepare, monitor, and document all third-party and jurisdictional meetings and inspections.
  • Prepare, run, and document all quality control meetings and inspections.
  • Prepare, run, and document all safety meetings and inspections.

Documentation:

  • Prepare and maintain the material & equipment delivery tracking log.
  • Prepare and maintain daily reports on a daily basis, including uploading to the company server.
  • Prepare and maintain timely project photographic records with the assistance of the assistant superintendent and/or the assistant project manager.
  • Prepare and maintain timely project as-built records, including posting addenda, requests for information, site changes, and clarifications on a minimum weekly basis.
  • Prepare and maintain documentation of all key issues through field correspondence.
  • Review and preliminarily approve all major trade/subcontractor submittal shop drawings.
  • Develop and review with the Project Manager requests for information.

Safety:

  • Ensure the project and its workers follow company safety and jurisdictional policies.
  • Take necessary action to immediately correct unsafe conditions.
  • Issue notices of safety violations or dismiss any personnel not performing according to safety requirements.

Compensation details: $80,000-$130,000 yearly salary
