Overview of the Role

The Construction Project Coordinator plays a vital role in supporting the Construction Project Manager in the daily operations of construction projects. This position is essential for maintaining the project timeline and ensuring high-quality standards are met throughout the construction process.

Key Responsibilities

  • Examine all necessary permit documentation (including architectural, MEPS, Civil, and agency permits) to ensure a comprehensive understanding of the construction project.
  • Prepare and compile the building permit application package for submission to the relevant authorities.
  • Facilitate the project timeline by ensuring effective sequencing of subcontractors and professionals for optimal project execution.
  • Provide direct oversight and coordination with subcontractors to uphold the project schedule.
  • Anticipate material needs by ordering supplies in advance, particularly for long lead items, and ensure subcontractors have the necessary approvals for timely construction flow.
  • Communicate and enforce safety protocols to subcontractors, ensuring compliance at all times.
  • Manage subcontractor requisitions and payment requests, ensuring accuracy in coding and maintaining a Payment Log as required.
  • Conduct regular site inspections to ensure adherence to plans, maintaining a daily log and producing weekly reports that summarize progress, identify issues, and outline both short- and long-term objectives.
  • Submit necessary Requests for Information (RFIs) and project submittals in collaboration with the Pre-Construction Department, maintaining logs and ensuring timely follow-up.
  • Engage with local municipalities, agencies, inspectors, and utility companies to secure all required approvals, permits, and timely inspections.
  • Collaborate with property management to ensure completed units are ready for occupancy and maintain project warranty documentation, managing punch lists and open items in conjunction with the Construction Superintendent.
  • Work with local and minority contractors to uphold the company's commitment to diversity in hiring, overseeing the construction administrator in producing required reports.

Required Skills and Qualifications

  • Strong verbal and written communication abilities.
  • Proficient in Microsoft Office Suite or similar software.
  • Comprehensive understanding of contracts, plans, specifications, and regulations.
  • Ability to adapt and remain efficient in a dynamic work environment.
  • Capable of making informed decisions quickly, especially under pressure or during unexpected situations.
  • Strong multitasking skills with a focus on problem-solving.
  • In-depth knowledge of engineering, architectural, and construction drawings.

Experience and Education

A minimum of three (3) years of experience in a construction firm or related industry is required. An Associate's or Bachelor's Degree in Construction Administration is preferred.

Physical Requirements

  • Ability to navigate and inspect all areas of the job site in various weather conditions, which may involve walking, climbing, reaching, bending, crawling, or stretching.
  • Capability to lift up to 50 pounds.
  • Exposure to typical construction site hazards.
  • Availability to respond to delays, emergencies, and other job site issues as needed.

Supervisory Duties

Oversees all staff, contractors, and subcontractors to ensure that work meets established quality standards and adheres to specifications.
