Job Title: Maintenance Helper

Job Overview: Responsible for conducting routine maintenance, diagnosing issues, and executing repairs on commercial properties. This role may involve self-performing tasks or overseeing subcontractors to ensure all maintenance activities are completed effectively.

Key Responsibilities:

  • Carry out scheduled preventive maintenance tasks in a timely manner.
  • Ensure all work is performed safely and professionally, adhering to established timelines.
  • Maintain cleanliness of the property, including trash removal, graffiti cleaning, pressure washing, and recycling. Duties also include office and restroom sanitation, supply management, mopping, carpet cleaning, and tile maintenance.
  • Perform landscaping and snow removal tasks, including light tree trimming, irrigation support, and walkway clearing during winter conditions.
  • Repair and maintain both interior and exterior surfaces of buildings, promptly reporting any deficiencies.
  • Execute painting tasks for interior and exterior walls, light poles, and other property fixtures, ensuring a well-maintained appearance.
  • Conduct light electrical work, including bulb and ballast replacements, as well as emergency lighting maintenance.
  • Assist the Lead Technician in managing tools and equipment, ensuring accurate completion of paperwork and daily logs.
  • Coordinate with on-site vendors, managing work schedules and access for maintenance activities.
  • Perform light plumbing repairs and general troubleshooting for restrooms and office facilities.

Qualifications:

  • Minimum of two years of relevant training, education, and experience.
  • Two to five years of maintenance experience preferred.
  • Valid driver's license required.
  • Ability to read and interpret safety guidelines, operational instructions, and maintenance manuals. Proficient in writing reports and effectively communicating with groups.
  • Strong problem-solving skills and logical reasoning are essential.
  • Ability to adapt to rapidly changing situations and work overtime as needed.
  • Self-motivated with the capacity to manage multiple tasks with minimal supervision.

Competencies:

  • Ability to follow instructions in various formats, including written, oral, or diagrammatic.
  • Proficient in basic mathematics, including calculations for discounts, interest, and measurements.
  • Effective time management skills, maintaining productivity while working independently.
  • Availability during non-standard hours for emergency situations.
  • Strong communication skills to assess and address client needs.

Physical Requirements:

The physical demands of this position require frequent standing, walking, and the use of hands for various tasks. Occasional sitting, reaching, climbing, and lifting may be necessary. The employee must be able to lift and/or move up to 25 pounds regularly and up to 50 pounds occasionally.

Work Environment:

This role involves exposure to moving mechanical parts and potential electrical hazards. Occasional exposure to wet conditions, heights, fumes, and extreme temperatures may occur. The noise level in the work environment is typically loud, and working at heights using lifts and ladders is required.
