We are seeking a highly skilled Commercial Development Manager to join our team at Kimaya Real Estate. As a key member of our development team, you will be responsible for overseeing the development process of our multifamily and hotel projects.

Key Responsibilities
  • Pre-Construction and Construction Management: Manage the pre-construction and construction process, including planning, design, entitlement, construction, lease-up, and stabilization of projects within established parameters.
  • Due Diligence and Research: Coordinate due diligence materials, such as geotech, environmental reports, surveys, and present findings to management on the viability of sites for development.
  • Product Development and Entitlement: Participate in product development, unit mix, and development program, and provide directions to architects and engineers on the development intent.
  • Project Coordination and Management: Lead the entitlement process from zoning approvals through other permits necessary for construction and project completion, maintain and track all approvals, easements, and necessary permits required throughout the project development.
  • Loan and Partnership Management: Review loan and partnership documents regarding development-related requirements and assist in the loan closing.
  • Contract Management: Coordinate and review architectural/engineering drawings, construction specifications, and contracts with architects, engineers, consultants, and general contractors.
  • Value Engineering and Project Cost Management: Coordinate and review RFIs, submittals, change orders, inspection reports, and track project costs during construction.
  • Owner-Supplied Contractors and Insurance: Manage and supervise owner-supplied contractors and their contracts, including FFE vendors and utility companies, and coordinate necessary insurances.
  • Development Meetings and Progress Reports: Conduct regular development meetings with consultants and stakeholders, and site OAC meetings during construction, and prepare and maintain development budgets, cash flow projections, project timelines, and monthly status reports for investors.
  • Punch-Out Process and Handover: Oversee the punch-out process of finished units, coordinate with asset managers and on-site leasing staff for managing tenants' move-ins during early lease-up phase, and review handover documents such as punch list, warranty documents, and as-built drawings.
  • Relationship Management: Maintain relationships with land use attorneys, municipal officials, and inspectors for timely resolution of development and construction-related issues and other miscellaneous permits.
Requirements
  • 5 years' experience in commercial development, preferably in multifamily and hotel projects.
  • Bachelor's degree (Master's preferred) in real estate, business, construction, architecture, or other related field.
  • Proficiency in creating reports and schedules.
  • Advanced proficiency in Microsoft Office Suite, specifically Word and Excel.
  • Strong research, problem-solving, and analytical capacities.
  • Ability to travel up to 25% of the time within the Orlando Metropolitan area.
