About the Role

Symetra is seeking a highly skilled and experienced Senior Commercial Mortgage Loan Closer to join our team. As a key member of our loan closing team, you will be responsible for managing the coordination, documentation, and closing of a large portfolio of commercial real estate loan investments.

Key Responsibilities
  • Manage the timely receipt and analysis of due diligence items to identify exceptions and analyze the risk of exceptions.
  • Select and prepare standard loan documents to accurately reflect the terms of the transaction.
  • Review title insurance commitments and exception documents to ensure the loan is in first lien position and not subject to hidden defects or monetary encumbrances.
  • Complete standard escrow instructions containing permitted exceptions and required endorsements based on property type and location.
  • Evaluate and decide whether a loan qualifies for a limited scope environmental report.
  • Review and analyze the findings of the environmental review consultant for phase I site assessments or limited scope reports.
  • Review and analyze property condition assessments for loans over $5M to evaluate the condition of the collateral and identify defects or deferred maintenance.
  • Review borrower and guarantor formation documentation to ascertain the appropriate powers and designated parties permitted to execute documents.
  • Select and prepare standard loan documentation to properly incorporate the approved terms and requirements of the loan.
  • Review property and liability insurance coverages to ensure they meet Symetra's requirements and work with mortgage bankers to obtain revisions as needed.
  • Prepare Subordination, Nondisturbance, and Attornment Agreements for all major tenants and negotiate non-standard forms of SNDA with assistance from Symetra's legal counsel.
  • Execute the funding process, including the finalization and transmittal of final loan documents, calculation of funding wire, communication with escrow, system inputs, file organization, verification of document execution, and wiring procedures.
What We Offer

Symetra offers a competitive salary range of $75,300 - $125,600, plus eligibility for annual bonus programs. We also offer flexible full-time or hybrid telecommuting arrangements, a 401(k) plan with immediate vesting and company matching up to 6%, paid time away, and a company matching program for charitable donations.

Requirements
  • 5-6 years of experience in closing commercial real estate loans.
  • Certification as a Notary Public.
  • Conversant knowledge of the commercial real estate loan closing process, including the review and analysis of entity formation documentation, title insurance, surveys, engineering reports, property and liability insurance, due diligence requirements, and standard loan documents.
  • Ability to select and prepare the correct standard loan documents to accurately reflect the approved terms and requirements of the loan.
  • Oral and written skills enabling positive one-on-one interaction and effective communication of expectations and actions.
  • Demonstrated customer service experience.
  • Attention to detail and accuracy when performing verification of due diligence items and document drafting.
  • Ability to establish priorities and manage multiple transactions at a time.
  • Strong organizational skills.
  • Ability to manage time and work independently to complete tasks and meet multiple deadlines.
  • Computer skills, including strong proficiency in Microsoft Office products, Adobe Acrobat, and Dynamics.
  • High school diploma required.
