Job Overview

Gates Hudson is seeking a highly motivated and experienced Assistant Property Manager to join our team. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our multifamily housing properties.

Key Responsibilities

  • Conduct on-going training with office staff to ensure compliance with company policies and procedures, as well as Federal, State, County and Local Fair Housing Laws.
  • Exercise direct supervision over the entire property staff, promoting a positive customer service attitude and good will among prospects, residents, coworkers and contractors.
  • Perform periodic inspections with residents move-in/move-outs, reviewing all notices to vacate to determine the cause of the move-out and making every attempt to save a potential move-out.
  • Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management.
  • Consistently implement policies of the community, welcoming and showing property to prospective new residents, and handling incoming phone calls and completing appropriate paperwork.
  • Assist in the preparation of the annual budget and ensure routine expenditures are consistent with the property's owner-approved budget.
  • Actively maintain and report monthly variances and narratives, communicating with vendors and contractors regarding work scheduling, billings, vendor relations, and certificates of insurance.
  • Process, approve, and submit all invoices to the Corporate Office for payment on a weekly basis, maintaining and reconciling the petty cash account.

Requirements

  • LIHTC or previous tax credit experience required.
  • High school degree or equivalent certification required.
  • At least two years of previous Assistant Property Manager experience preferred.
  • Previous customer service experience, leasing, and/or sales experience preferred.
  • Must have excellent written and verbal communications skills.
  • Must be a motivated self-starter with the ability to work well in a team setting and set goals.
